Today after my 12 noon radio show I held a one hour OPEN HOUSE at

3526 Woodmoor Road

in Baltimore's 21207.

3526 Woodmoor Rd HomeRome 410-530-2400

The turn out was a good one with 5 groups signing in and another two agents showing the home prior to the open house...one at 8:30 AM and the other around 12 noon. They did not want to miss the opportunity.

A call from one of the interested agents asked if I had traffic at the open house. He is a new agent and told me how I could get each and every one to sign in with no problem. (BTW I never thought it was a problem.)

His suggestion: Hang on to the fliers and property information and tell each person that they can get the info as soon as they sign in. In other words do not leave literature around for folks to pick up.

How do you feel about the way this agent gets the lookers to sign in?

I think the best way to get people to sign in is to ask them. The time may be here when we also need to ask for a photo ID.

Michael Jacobs You have a nice way of making people feel comfortable and it is true that everyone finds their own strategy.

Roy Kelley Asking seems to always work but I don't think I will ever ask for ID at an open house.

Not in love with it.... we use a guess the selling price sheet and offer $100,00 Amazon card to the one that comes the closest... it works very well....

Thanks for commenting on my post Margaret...

Richard & Beth Witt  That is a great idea to offer a gift card. Gets them involved.

...and if they don't sign in, he's going to take his flyers and go home!

Who's to say they use their real names and phone numbers?  If someone does not want to be contacted, they won't provide correct information.  I like the gift card idea though!  I think even a low dollar starbucks card will get some folks to sign in!

Bridget McGee  I am happy when they show up. If interested they will give their name. Not interested in following up someone who does not want to be contacted. I like having you at my open houses! You are great getting names!

Not giving out information freely kind of goes against the idea of an "OPEN" House Margaret.

I hand out the information to anyone who walks in. when I request them to sign in I tell them I am not going to contact them unless they want me to do so and I have no problem getting them to sign in.

I like Roy's idea of asking for a photo ID. There have been some instances of theft at open houses in our area. Luckily the police arrested them.

Okay, I just deleted my whole long comment. Bottom line is that I've always invited OH visitors to sign in and indicate if they came due to an ad, sign, or postcard. Most provide their contact info, no problem. As they leave, I ask if they'd like a flier to help them remember this house. If not, I ask what they're looking for in a home. (By the way, I don't do OH ads or postcards, so I learn something about them if they say one of those.)

Margaret, I'm not a fan of Open Houses, however if a Sellers insists on having one, I will, only to appease them.  I put together a nice brochure with community information, etc. but keep the information in a drawer.  I ask the buyers to sign in, then I give them the information.

I have a better way. Use your iPad and the app Open House Pro. I have yet to have someone turn me down. Everyone loves technology.

Gita Bantwal I like your way. If we are that afraid, we should not be doing open houses.

Margaret Woda Of the last few open houses, it seems that they are finding me on the big Z.

Bette Gottwald  We each have our own way.

Tammie White Trying to downlowad Open House Pro right now.

Good Morning, I also ask people to sign into the open house, but I use an iPad. I have had very little reluctance with this.

Sharon Paxson, how do you get them to sign in w iPad? Did they punch it in? Why do you think they were less reluctant?
