Hey all.... Happy end or March!  4 other agents and myself held a company open house on seven of our listings in the same subdivision, on Saturday.  Not one buyer came.  We did a lot of advertising and promotion of the event.  I don't know about where you are, but open houses are not a real big "thing" here.  Some of the companies do broker open houses and serve lunch, but not many have "buyer" open houses.  This is the 4th open house I have had in the last 6 months that no one has attended.  A few agents from this same group did another open house in a different sub division on Sunday.  It had the same turnout.  None.  All of our homeowners were pleased that we did one, but they were dissappointed with the turnout even though we had pre-warned them it was a possibility.  Hope you all are doing well in your areas.

That is depressing.  We are not having that problem here.  It's picked up so much that we can't possibly get to everyone that comes in and are having to double up at the homes.

It is too bad that you had a no-show open house.  It is not fun making the effort only to have no one show up.  

I make sure to take enough work with me that if no one comes, I do not care because I was able to spend two hours concentrating on work.  I have had too many open houses that no one attended, but I always feel productive because at least I got some work done.  I did have an open house yesterday where four parties walked through, which I thought was great until I talked with my husband and found out that TWENTY NINE parties walked through his.  I had not heard of that many people going through an open house any time in the last three years.

Wow, what a dissapointment that no one showed up!  I never was a big fan of open houses but it is a good time to get work done.  You may do better having a brokers open.  Good luck!

Hopefully you will have more or at least someone at your next open, maybe with spring coming more buyers will be out.

I'm surprised that with mulitiples you didn't get at least one person.  I had two on Sunday.  My first I scored two lookers, and one was a strange man who said he wasn't looking to purchase a home.  My second I actually had 7 people come through.  I may just hold it open this weekend too.  The owners finally got it cleaned up so it shows much better now!  I need to take advantage of that!

The location of a property will determine how valuable the open house is.  Basic subdivisons probably will not work in most markets right now.

Kristina,

    We have a similar problem here. Very few buyers, if any, show up to our open houses. We are holding some open houses this weekend, however, so keep your fingers crossed that it will be different since spring has hit!

Kristina, That's such a shame.  We don't have that bad a reception on Open Houses here, but it's not a great outlet.  They are pretty much hit or miss.

Kristina--Open houses are doing great down here.  The tourists are starting to come down for the day.  I have done open houses when only a few people showed up.  I have learned to bring my laptop or my ipod to be productive.  Best of luck next time.
