Home staging in Vaughan and Toronto one of the first things we look at when we arrive at  property for a staging consultation is to decide whether the house needs a change in paint colour.

With over 90 % of people finding their next home online it makes sense to paint the property a staging safe neutral colour to attract the widest range of buyers to put the the listing on their must see list.

You have probably noticed that when you are looking at online listing photos that you typically make some remark if the paint colours are loud, vibrant or totally outdated.  The other important reason to paint a light neutral colour is the fact that dark colours do not reflect light well for photos. We want the properties to show bright and spacious to attract buyers.

Here are a few before and after pictures of one property that we knew needed a change of paint colour as it had not sold in 5 months.

The one colour we use most often right now for walls is Collingwood by  Benjamin  Moore. We even paint the cabinets when they have an outdated finish that builders are not even offering any longer.

The kitchen cabinets in this property were painted White Dove by Benjamin Moore as the pink oak cabinets and pink walls  were preventing the sale of the property for over 5 months. The home owner was not interested in replacing the kitchen so we did the most economical thing we could do to show buyers how the house would look if they wanted to buy the house and update the kitchen.

The walls were painted Collingwood by Benjamin Moore.

Hi Holly, the whole house was baby pink. The home owners I was working with bought the house that way. They never got around to painting it. When they went to sell they couldn't find the one person could see beyond the pink walls. We painted the neutral colour and voila! the house was sold in 5 days.

Michelle, I was in a listing yesterday that had a pink kitchen and counters. My husband thought it was the worst kitchen he'd ever seen. Your pink kitchen above had that one beat.

Michelle, I love the dramatic transformation, resulting from the new paint color.  Paint is an amazing tool for all homeowners, whether they are selling or not.  This is a great example of the power of choosing a neutral paint color!

Hi Brian, I agree, paint is the easiest and least expensive way to make a home look updated, clean and bright!

HI Suzanne, neutral wins every time hands down. The more buyers that see a place as move in ready and that their furniture will look good there then you have a faster sale and a higher offer typically.

HI Tammie, it is surprising how many PINK kitchens that we come across. I never think of pink for a kitchen and apparently either do buyers!

Hi Sharon, we use this neutral light gray very often now. It used to be Muslin by Benjmain Moore but the light gray is the most popular in the last 6 months. Buyers want what they see in decor magazines and on TV shows and the light gray is the colour of the moment.

Hi Sophia, we live in an area that gets dark around 4 :00 every day from November to about March so anything we can do to create a light and bright look does well with buyers.

Often times we have those sellers that don't want to go to the expense, and sometimes they just don't have the money, but painting may be the biggest bang for the buck in those situtions.  It looks great!

Hi Mary, painting a neutral colour is so important to the sale of the home that if the seller has very limited budget I will suggest that they paint instead of staging the property. It makes the house look fresh, clean and move in ready.

Hi Vikki, the buyers first impression when they walk into a professionally painted home with sharp cut lines is that the home is move in ready. It looks clean, fresh and ready for them to make this home their own.

Paint is definitely the least expensive update a seller can do Jim, you have probaly seen the dramatic effect paint has  many times.

It is true, bright colors are not popular during house sale. Some houses have a different bright color in every room and space.
