Don't Blow up Your Closing before you Even Buy!

There are a few common mistakes that borrowers do wayyyyyyyyyyyyyyyyy toooooooooooooooo often.  I see it time and time again.  Don't make the mistake that a lot of buyers make.

 

1)   DON'T BUY A CAR BEFORE YOU GET YOUR NEW HOME:

 

 I CANT TELL YOU HOVE OFTEN THIS HAPPENS, BUT IT'S A LOT!!!  The client says "we're all set, we just bought a car, now it's time for our home.  The car payment, whether, $200, $500 or $700 dollars can have a HUGE impact and not for the good either.  The debt to income will be affected and there is now a credit inquiry that shows which could, in turn, ding your scores....severely.  Maybe not, but maybe yes.  Buy Your House First!

2) DON'T TRY TO FIX YOUR CREDIT YOURSELF!

This past week, I had a new applicant who said that they had some "credit issues."  They said that they just fixed it themself by paying off their car the day before applying.  They also paid off medical collections that have been sitting out there for some years.  And.....they closed a lot of their open credit cards......

Nooooooooooooooooo!  Don't do it!  Step away from that credit report!

Closing accounts will be a negative impact, especially if they are long standing accounts with a good pay history.  The borrowers unwittingly just worsened their credit scores unbeknowest to themselves!!!!!

 

3)  DON'T BUY A HOME WITHOUT A PRE-APPROVAL!

 

I see this all the time.  "Lar, I just put an offer in on 123 S. Main Street in Saint Charles."  So I respond and guess what, they don't qualify.  Start with the pre-approval.  Don't end with it.  Get locked and loaded before you go hunting.  It makes life so much better!  "but we thought we'd be ok," they'd say.  Now I'm the bad guy bashing dreams.

Remember there are 4 boxes that every lender needs to fill in order to get someone approved:

  1. Income
  2. Assets
  3. Credit
  4. Appraisal

It's your house!  It's your dream.  Make it happen, but look before you leap.  Talk to a professional.  A few precautions will take you from good to great.  Otherwise you may be dealing with YIKES!  Let's not do YIKES!  Let's do YEAH!!!!

Hear these all too often, now I sit down with clients and tell them they have to live like Monks and Nuns, no fun and no purchasing anything or opening credit accounts however good the offer till they settle on the house.

I once had a client ask me if quitting her job and starting a new one would mess things up.  Um, YES.  She did it anyway (without telling anyone) and used her two weeks vacation at the old place while starting the job at the new place.  Thankfully it worked out, but once we found out about it (well after closing), we all were shocked.  Not cool.

A funny thing happened with a recent transaction. My buyer client posted on a social media site pictures of his new vehicle; I imediately contacted him to find out what the heck he did - it all worked out fine since he paid cash, no credit impact, and he still had plenty of money for closing. But for a moment I started panicking for him. He's the exception - most of the time, buying a car will mess up the transaction.

I remember in the early years of selling real estate, I made the mistake of not reminding a homebuyer to not go out and buy a car while their home was in escrow.  They had to squeeze together their down payment, so I never suspected they had it in them to go buy a car.  It caused havoc with the loan process, but we did manage to get it closed.
