Can Bad Neighbors Have a Negative Impact on the Sale of a Home?

Bad Neighbor Junk in YardBad neighbors can potentially have a negative impact on the sale of a property.  Bad neighbors aren’t always people, they can be distressed properties, low ranking schools, junkyards, landfills, power plants and sinkholes.  It comes down to “bad neighbors” being anything that turns people off.

There is the bad neighbor who owns the home with peeling paint, a refrigerator on the porch, and an overgrown yard packed with junk including several inoperable vehicles. Many municipalities have ordinances against out of control weeds, grass exceeding a certain height, and unregistered vehicles.  It is easy to check community by-laws for rules and regulations or with municipal authorities to see what ordinances apply.

We all know the bad neighbor isn’t necessarily the homeowner mentioned above, but can be a registered sex offender, a noisy partier or a drug dealer, and have a houseful of barking dogs or meandering cats.  

In the case of sex offenders, landfills, and power plants, your options are severely limited. As long as these “bad neighbors” are following the letter of the law, you’ll just have to grin and bear it. If not, you have the option of contacting local government authorities.

Bette, unfortunately, this does happen sometimes.  It's a difficult thing to counteract too because you may not have any influence on the neighbor.  I had one listing once that wouldn't sell because of the neighbors junk until we found a buyer who decided just to put up a fence.

Thanks to John's re-post I got to come over and leave you a comment.... You certainly nailed this one.... We're in the business 35 years so you know we have had experience with this... In fact last year we bought a house to rehab and neglected to check for sex-offenders in the area...  After the house was on the market we found out there were two of them.... We quickly dropped the price and ran... A lesson well learned....

One agent in our office was selling one of her investment properties where there was a very cluttered front yard nearby.    Her husband approached the neighbor: he was initially insulted but fortunately saw their point of view and actually cleaned up the yard!

Good post.  You mention all the possible bad neighbors we can think of and I am sure there are a few more in special circumstances.  Right now in Santa Clara County, I have a seller that is keeping her lawn green because we are in escrow and do not want to stop the exterior mantanence, but her neighbors on both sides are allowing their grass to dry up.  Due to the water shortage we have experienced, "brown is the new green".  My client is upset that her neighbors are allowing their landscaping to go brown.  The buyers have not said anything as of yet, but it may come up.

Bette ... Thanks for your interesting post on whether bad neighbors can have negative impact on property values.  I am familiar with an unusual situation at Irvine CA where one of the owners in a luxury community violated local land use ordinances and rented out his house to as many as 18 different people at a time.  They apparently people sleeping in bathrooms and on the patios.  The city is in the process of getting this local law violation stopped, and those who own properties there are hoping that will be soon.

I'm going thru same situation right now.  My listing is very nice and clean and priced even little lower than the comps.  The huge and biggest issue is both side neighbors yards are in a mess and every time we have showings people love it until they walk to a second floor and see neighbors backyards...

When I have clients that say that they don't want to live in a community with a HOA I explain to them why.  Bad neighbors and shabby neighborhoods will keep the buyers away!

We entertained the idea of finding out who in the area would pruchase and tow-off used cars with the intent of putting their brochure on the windshield of one of the cars.  Fortunately, our listing sold before it became necessary.

I think they can hurt the the value of the property.  But when I was in school I rented a room in a home with a bunch of other single guys.  One of my roommates advised me a local very rough motor cycle gang was up the street.  But noted that we had very little crime due to their presence and they were not a problem.  (As they say "don't S---  where you eat.)

Hi Bette, I have been fortunate to have great neighbors and I haven't heard anything bad from our past clients, except for on that I sold some property to.  During the building process he has had a lot of problems with his neighbor that used to own all the land before it was turned into a subdivision.  Hopefully he has made friends with them by now.

Bad neighbors are a problem, unless the potential buyer is one too. Some buyers do not want to live with an HOA because they are sloppy themselves and have no wish to comply. There is a lid for every pot.

There is no question that a difficult neighbor can impact a sellers ability to sell their property. Because of this it can also impact what a home will ultimately sell for as well. I wrote a comprehensive article for homeowners on how to sell a house with bad neighbors. It is important to deal with this issue right away when selling a home.
