
4 Quick Tips For Selling Land
I've been selling rural tracts of land in Alabama now for quite some time. I've tried a lot of things that have worked well. I've also tried a lot of things that have failed miserably. Here are five items that I find essential for moving that property from "For Sale" to "Sold."
- Know your market: The Southern Land Brokers have "Southern" in the name for a reason. We're from the South, and we specialize in tracts of Southern land. If I was offed an opportunity to sell a tract of timberland in, say for instance, Alaska, I'd have to pass however lucrative it might initially appear. That brings me to my next point.
- Know your comfort zone: If for whatever reason you aren't comfortable with the property, don't sell it. Maybe, like in my hypothetical, you don't know the market. Maybe the owner is a weirdo. Maybe there is some sort of ecological or ethical reason. My point: don't take on properties that make you feel uncomfortable!
- Know your marketing strategy: The Southern Land Brokers is a small company with just six brokers. Since we are such a small company, we don't have a one-size-fits-all approach to marketing land. Yes, there are some general places to which we post listings, but by and large we custom-tailor a marketing strategy for each tract we sell. For instance, our newly listed Wings & Water Hunting Preserve has a landing page on our site and a YouTube video. We did something very similar with the recently sold LAB Outfitters—a high-fence deer hunting property. All that to say, we know our clients needs and get a marketing strategy in place before we even list the property.
- Know your competition: What is your competition doing to move properties? What are you seeing them do on the internet? An in-depth analysis of your competitors strategies can help fine-tune your own!
Did you notice the common thread in all four? It's knowledge. Know yourself and continue to grow and gain understanding of the real estate marketplace. Evolve with it!
