Is your loan modification with your lender not working?

Another Short Sale Success Story

From listing to finish this short sale only took 105 days! Most of the waiting was on a buyer and not the lender this time. The home went on the market in May . Didn't contract until August and closed September third! 

 In the short sale process the sellers have to turn in to the lender:

2 year tax returns

2 60 day bank statements

A letter of distress/hardship

A financial statement of your bills

A statement of any liens or judgments

Once this is done (it is not that hard to gather these items!) the seller can submit an offer from a buyer for less that what they owe on the home. If the bank accepts the offer they take over all  fees from the brokerage, taxes and any HOA liens. They will not pay for the HOA resale certificate so this is the only fee the seller may have to pay, unless the buyer agrees to pay for it.

Short sales are also sold AS-IS no repairs can be made by the lender or the seller.

Great information!  I will be sharing with a client of mine who is considering a short sale.  You make it sound so much easier than many lenders.
