Get your roof checked out prior before selling
In the Denver metro area this past summer has seen many hail storms. I always suggest to my clients that they have their roof and furnace checked out prior to putting their home on the market. Many people don't realize there is damage to their roof or furnace until the home inspection, and then they have to rush to get it taken care of.
Avoid the rush, have it checked out first. I recommend having the roof looked at by a trusted roofing company, not a fly by night company, if they find damage that may be covered by your insurance company, then call your insurance company. I suggest doing it this way instead of going straight to your insurance company. A claim, even if your insurance company does not pay anything, is still counted as a claim.
I also suggest having a trusted HVAC company look at the furnace as well if there is any doubt as to it's condition. it never hurts to have it cleaned and checked if it has not been done recently.
A buyer may be willing to pay more for a home with a new roof, or new furnace. Once the home is under contract and a price agreed upon, the buyer expects the roof and furnace to be in in good functional condition. They are not likely to pay more for a new roof or furnace.
