10 Things I learned my first year in Real Estate

1.The actual Real Estate course you pay so much for; study endless hours by, does not prepare you for this business. Oh wait, it did, you must, must, give the client the Information About Brokerage Services at first sight, laugh out loud! 

2. You are clueless when filling our your first contract and if you care about what you are doing, you are more nervous than going into labor with your first child and once executed, what comes next? What is a Residential service contract and do I put something in that space? So many things (should) happen within the first 48 hours of execution. Ensure you have a check list and know what comes next!

3. You quickly become a baby sitter, counselor, dog sitter, house cleaner, photographer, door mat, and entertainment guide while juggling all those things you need to do for your own family.

4. Seasoned agents will Google you to see how long you have been doing this and will try to bully you and mislead you under the auspices of "helping you". Don't be naive!!

5. Just because Pools look crystal clear, serine and perfect, does not mean they are. You need to hire a pool specialist (hopefully on the sellers dime) to give it a clean bill of health outside of the home inspector. 

6. There is such a thing as being too enmeshed and or helpful with your clients, to the point they will call you for everything, even when the toilet over flows or to move them even. Create a good hand off plan so that after closing, they know who to call and educated enough to know how. Not to say you totally shut them off, I mean you do want their referrals, right? Just don't become the Home Warranty Rep and moving company. 

7. Map out the homes you will show your buyers so that you are not running around like a headless chicken. Purposely create a showing system.

8. To caveat on that one, the Multiple Listing System tells you if the home is vacant or not, Right? Not always accurate, surprise, surprise. ALWAYS call the listing agent to verify if it in fact it is vacant and wait for it.........still available!!

9. All agents are not created equal. I mean aren't we all professionals, who look out for each other, NOT! It can be a dog eat dog business and if you are not sharper than some of the other crayons, you will get broke and thrown out the box!

10. Buyers will use you just to see a house because it is fun "to look", you will jump and run to show it at the minimal chance, they will want to buy because you are so excited to be doing something that just maybe, just maybe, bring you your first contract! They never buy; they are called looky-lous, this is the new word you will learn for those that just like to have a look see!!!!



With all this said, it is a VERY rewarding business and I look forward to year 2 and all the wonderful lessons that will come with it!
