Sableridge a Hidden Gem
Sableridge is a neighborhood of 228 single family homes and 66 townhomes. Conveniently located just East of I-225, between Iliff and Mississippi. These homes were built between 1978 and 1982 by Bill Wall. Bill Wall was known as a semi custom builder. He offered Ranch, 2 story and tri-level homes all with basements. He also built 2 story townhomes on the north end of the neighborhood. These homes are characturized by their full brick wrap and brick fireplace flanked by bookcases. When the original owner was contracting to build their home there were changes and additions that could be made. They could make the family room wider or add another window in the dining room which is why they were semi custom. He was also known as an energy efficient builder as he used insulated forms and double pane windows made by Anderson as a few of his energy saving features. Sableridge is walking distance from the light rail. There will be a walk up light rail stop at Florida and Abilene. There will also be a bridge constructed over I-225 at Florida to access the hospital and medical buildings on the West side of I-225. Being near light rail is an aspect that affects value.
When buying or selling a Bill Wall home, it is helpful to have an agent who is familiar with the area. There are 2 Sableridge neighborhoods in the Denver metro area. Sableridge in Aurora, and Sable Ridge in Elizabeth. An unfamiliar agent may put it in the MLS as Sable Ridge, possibly missing potential buyers. If the appraiser is not familiar with the quality and features of the homes, and agent may need to point out them out and the importance of not comparing them to homes in nearby neighborhoods such as Willow Park and Winchester.
