Why I Don’t Sell Homes in Glen Allen, Mechanicsville, or Elsewhere

Real estate agents sometimes have a bad reputation, and rightly so, because some are really
great sales people. I know this sounds counter intuitive, but think about it. Some agents would rather make a sale than make sure the deal is right for their client. Occasionally real estate agents are compared to used car sales men.
After all most real estate agents only get paid when a transaction goes to completion so some agents will do anything to get paid which means getting a home sold. That’s why I don’t sell real estate.

When I work with clients their interests supersede my own. My primary objective is to help my clients identify and achieve their goals. I work for them and it is their pleasure I want to ensure. I want their transaction to lead to other transactions that I can participate in and for that to happen I want my clients to be really happy with their current deal now and long after it. When my clients are happy and they refer others to me which lets me know I have earned their trust and not just sold them a house or helped them sell a house.

One of the ways I do this is by keeping my clients informed and educated throughout the process. When they have questions or need guidance I provide the answers or guidance. When I don't know the answers I won't fake it, I'll say so and then go find the answer so my clients have the most accurate information available. When working with buyers and sellers my goal is to anticipate any potential issues before they become problems, and encouraging the process to move along so that in the end they get what they want. Making sure they are satisfied encourages them to tell others who I will work with just as hard to satisfy.

For sellers I develop a marketing plan with their assistance to help them market their home to the most potential buyers and sell their home in the quickest time for the most money in light of current market conditions. Market conditions may change quickly, it only takes a similar property to come on the market at a different price to radically adjust the market. I bring an objective eye to the transaction which can help the home be the most appealing to the broadest audience. When a home is for sale you are trying to attract buyers, not necessarily make it look like the current owners home, you want the potential owners to be able to visualize themselves in the home.

When working with buyers my goal is find the right home that best meets their needs and wants. I also work to educate buyers along the way until they find what works with their dream. I work hard to negotiate the best price and help them anticipate challenges along the process to closing. Price is just one aspect and the more problems we can avoid, the earlier we can avoid them, the smoother the transaction goes. There are important deadlines and significant penalties if these deadlines are not met, I help guide my buyers all along the way to meet these deadlines and respond appropriately.

Don’t get sold in a real estate transaction, hire a REALTOR® who will help you achieve your goals. Find one who will give you the information you need to make the best decision and is looking to satisfy you for the long term, not just to get you to close a transaction and in order to get paid. In my opinion the close of a transaction is just the beginning of the relationship I hope to have with that buyer or seller for years to come. It’s why I work hard to for smiles from For Sale to SOLD (and beyond)!

In my next blog post I plan on sharing how I will go a step further to protect the interest of my clients, even when it costs me big dollars.
