VA Funding Fees Things You Should Know

What and why is there a VA Funding Fee?  Simply put, the VA Funding Fee helps to defer or offset VA Funding Feesadministration costs of a VA loan, further insuring 100% financing and 0% monthly mortgage insurance. In some cases the Funding Fee is waived depending on a Veterans specific situation, specifically disability. As of the writing of this post, the VA Funding Fee is the only closing cost that a Veteran can roll into the loan or finance, it can also be paid for in cash at the closing table. In some cases, if you've already paid a Funding Fee you may be entitled to a refund because of a timing issue regarding a disability and how that is refunded depends on how you paid the Fee.

As a Realtor I can certainly answer many questions you have about obtaining a VA, FHA, USDA or Conventional financing, however, the experts are your loan officers.  I field many questions daily, but always defer to the people who know lending best...a loan officer.  Sometimes rules and regulations that govern the many different kinds of loan products change weekly and your lender or trusted loan officer is the place to go for up to the minute and accurate answers to your mortgage questions.  If you don't have a lender that you are working with then by all means let me suggest two or three that you can talk to.  The loan officers I work with will answer all your questions and inform you of your options.  Do you have your own loan officer, but need a second opinion or want to confirm what you're being told? My vendors understand and are glad to help...use them as a resource. Of Course, they would like for you to use them as the source of your new mortgage, but like me and my style of doing business...they will not push you, however they will ask questions to fully answer yours.

That is good to know Nick. I just got another Vet client who looked at a listing I have. I don't know if he is buying it but I think we are going to work together on something. He has over 30 years in and is ready  to retire and buy a house.

Good morning Nick. The funding fee will be different if the veteran has used the benefit before and can sometimes be waived if there is a disability. Great loan for anyone that can use the benefit.

Hi Nick: I have to echo Gabe's comment.Good info. I did not know anything about VA funding fee. It looks like a reserve too for VA. It seems that it is important that this funding fee should not diminish- instead-get replenished so that VA loans can be readily available.

I was not allowed to tag you.  The home is located in Scottsboro which is Debbie's home town that is East of Huntsville.  I can't imagine what she was thinking to give up life on the beautiful Tennessee River and the many lakes to become a desert rat :)  Alabama is truly beautiful country in all ways.

Nick to add to Joe Petrowsky's comment above, there is also a different factor for the Funding Fee depending is the Veteran is/was Regular Military or Reserves/National Guard.
