Juanita area median list prices up, demand fading
The median list price this week for the Kirkland-Juanita area is $519,950 is up from last week’s $500,000. Inventory and days-on-market are climbing, while the Market Action Index (MAI see below chart) has been flat recently. The trends point to a weakening market.
Supply and Demand
The Juanita real estate market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index, we’re in a Seller’s Market. If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices. again.
We continue to see prices in the Juanita area bouncing around this plateau. Look for a persistent up-shift in the Market Action Index before we see prices move from these levels.
