How Much Did That Cat Really Pee in the House?

Last week, Mary was previewing a home for some out-of-town buyers. Her report to them included the fact that there was a strong cat urine smell in the home. Ordinarily, we'd expect that to be a deal killer, but our buyers are looking in a tough market segment with a lot of competition, and pickings are scarce. So they decided that they wanted to see the home when they returned in a few days - maybe if it was just a bit of a problem, contained in one space as the listing agent had suggested, it could be dealt with.

When our clients arrived for the showing, they were toting along this cool UV flashlight they bought from Amazon, and it told the tale. The listing agent was correct - the problem was contained in a single space, better described as the entire house. There were pet urine stains, invisible to the naked eye, everywhere. Adios to that home.

 

Mary said the light worked great, even in interior daylight, and she immediately bought one of her own, for only $14.49. It's 6.6 inches long, has 51 UV LED bulbs, weighs 8 ounces and takes 3 AA batteries, and it's now part of her home showing kit. It's nice to be able to identify the extent of this kind of problem immediately, since it can be a real hassle and expense to fix.

This is really a great idea - didn't know it was offered. I just remember these long 48" tube lights that some people dragged around.

Sounds like a deal could have been made but left money on the table. Damage from animals can be repaired and if the house had the otherwise necessary criteria for the buyers just make the offer with the damage in mind and get an FHA 203k loan for the renovation.  Sadly, many buyers cannot see or smell past the objections

I have met many of these houses Dick, we work very hard to avoid having any of ours turn into this type of house, yet it has happened.

Currently dealing with getting the stink out of 2 homes, it is a long and expensive process generally costing between 6 and 10 thousand dollars.

One of these handy little lights will be entering our toolkit, not so much to find the spot, since once they decide your home is a toilet, the whole carpet and everything under it is trashed, but it will be handy for taking evidence photos that judges seem to need when they punish the landlord later.

Let me tell you one thing about cat piss that I know a lot about from experience; You can't get rid of that smell no matter what you do. That is why it is so important to keep that litter box clean.  Cats won't piss in a dirty, full, litter box.  If it's on the floor or walls you have to actually cut everything out just like mold.  However, if it gets through the flooring to concrete you're screwed.  Then you have to seal it in like a sarcophagus.

And some times (had a tenant with 3 show cats) the sub flooring gets so badly damaged IT has to be replaced too!
