Pasadena Historic Highlands Neighborhood Homes For Sale|Market Update


Historic Highlands - Pasadena Historic Landmark DistrictThis is a recap of homes for sale in the Pasadena neighborhood along with market activity so far in 2014 along with a summary of sales for full year 2013.   Current statistical information is from our local multiple listing service(mls) as of September 13, 2014.


The Historic Highlands neighborhood consists of approximately 715 homes per the community website ( and was formed in the 1990s.  In 2008 it became a Historic Landmark District.  The neighborhood boundaries are generally Washington Boulevard, Lake Avenue, just south of New York Drive and Hill Avenue.  For reference I used the city historic and landmark map.  I must tell you there are some adjacent properties that are often identified as a part of Historic Highlands which are not actually in the district.  I guess that’s the ultimate sign of a popular area.


Pasadena Real Estate - REALTOR Michael Jacobs 818.516.4393 cellEvents big and small are very much a part of living in the Historic Highlands including parades, block parties, barbecues and welcoming committees.  The highlight is the Annual Historic Highlands Home Tour each Spring.    


You will find a variety of architectural styles(and sizes) represented throughout the Historic Highlands.   Pretty tree-lined streets showcase Craftsman, Colonial, Spanish, Mediterranean and Cottage styles among others.  You may have seen the neighborhood in movies, television or advertising as the community is definitely eye catching when it comes to curb appeal.   


Pasadena Real Estate - Historic Highlands Homes for SaleToday, there are just two Historic Highlands homes on the market for sale.   A circa 1921 Craftsman with approximately 1606 square feet is priced at $695,000 and a Spanish style with three bedrooms/two baths(apx 1927 sq ft) is being offered currently at $749,000.   There is one property in escrow.


So far in 2014, there have been nine mls-reported Historic Highlands homes sold ranging from $410,000 to $1,425,000 with an average sales price of $745,778(median sales price $600,000).   They have sold at an average 100.93% of last list price and for an average price per square foot of $449.01.  


Pasadena Real EstateFor full year 2013, there were eleven mls-reported closed transactions.  These sales ranged from $410,000 to $1,401,000 with an average sales price of $814,800(median $799,000).  They sold at an average 102.54% of last list price and for an average price per square foot of $470.01.


It should be noted that the Historic Highlands neighborhood features homes in a wide range of size and condition in addition to the previously mentioned variety of architectural styles. Some of these properties require some tender loving care(being kind here) to those in showcase home like and quality condition.   So when evaluating either a list or purchase price, taking the time and expertise to analyze the market conditions and any particular property is crucial.
