Pasadena Real Estate - Pasadena Zip Code 91104 Real EstateThis is a recap of real estate activity for the North Pasadena Heights neighborhood in Pasadena, California. Included in this report are the homes for sale along with sales so far in 2014.

 

Statistical information is from our local multiple listing service(mls) as of September 14, 2014.  

 

The boundaries of the North Pasadena Heights neighborhood are Paloma Street on the south, Whitefield Road on the north between Hill Avenue and Allen Avenue. Homes in the neighborhood range from small bungalows to large estate-sized homes.  Larger homes are prevalent on Mountain Avenue and Casa Grande Street but can be seen throughout the neighborhood.   Architectural styles and condition of the homes are also varied. Here you will wonderful examples of Craftsman, Prairie, Spanish, Mediterranean, English, Cape Cod, Colonial and even some ranch style.   

 

North Pasadena Heights - A Pasadena Landmark District

The location just north of the Foothill(210)Freeway is not far from shopping, dining and cultural events either on the eastside of the city near Hastings Ranch, in the center around South Lake and the Playhouse District or the west near Paseo Colorado, Civic Center and Old Pasadena.

 

There are currently just two North Pasadena Heights homes on the market for sale. One is a renovated circa 1923 three bedroom/two bath Craftsman with approximately 1359 square feet priced at $718,000.  The other is a Spanish style two story with three bedrooms and over 2000 square feet on a lot that measures less than 4000 square feet priced at $790,000.

There are two additional homes in escrow.   So far in 2014, there have been seven mls-reported transactions. These sales ranged from $515,000 to $1,500,000 with an average sales price of $1,040,509(median sales price $1,281,500).   They have sold at 102.44% of last list price on average. The average sales price per square foot according to mls statistics so far is $474.27.

 

For full year 2013, there were 14 mls-reported sales ranging from $413,500 to $1,170,000 with an average sales price of $809,079(median $831,500).   They sold at an average 99.68% of last list price and for an average $447.32 per square foot.

 

Pasadena 91104 Real EstateInventory of homes available for sale in the North Pasadena Heights landmark district as is the case throughout Pasadena real estate is low.   The mix in the homes that come on the market for sale will continue to have an impact on the average and median sales price.

 

It is important to look at the homes behind the numbers to determine an appropriate listing price that will attract attention when a home comes on the market for sale as well as to best determine value when buyers are purchasing.

Thanks Everyone for stopping by and commenting on this update for North Pasadena Heights.  This neighborhood before it became a Landmark District was the site of one of my first transactions in real estate so I am particularly fond of it.  There is a nice variety of sizes and styles.  The area is relatively flat(never have been sure of the reason behind  "Heights"  and very walk-friendly.
