Olivenhain is located east of Encinitas, south of La Costa, and northwest of Rancho Santa Fe. Most residents rely on Olivenhain as a great location to raise a family within a convenient drive to all the activities and services necessary for daily needs. There is a Trader Joes grocery store close by and the nearest beach is Moonlight Beach State Park in downtown Encinitas; a mere miles away. The school system is part of the Encinitas Unified School District and there are plenty of physicians close by with several medical parks within a short 10 minute drive.
The single family detached structure sales numbers for last August 2013 as compared with the sales numbers for recently past August 2014 as compiled from the Sandicor MLS, indicate the following:
- · The median sales price of SFR properties for 8-2013 was $1.34M vs. $1.25M on 8-2014. This represents a decrease over last August of nearly 7%!
- · The percentage of listing price captured has decreased from 97.1% to 96.2%.
- · The average price per square foot has increased almost 10% from $376/SF in August 2013 to $410 for August 2014!
- · The number of months’ inventory has increased from 4.0 in 2013 to 8.3 for this year.
- · The Active Listings has increased slightly from 27 in 2013 to 37 in 2014.


The evidence is clear in Olivenhain that the pricing for this area has already peaked and with the increases of inventory, I expect to see a further negative median sales price trend. Further exacerbating this trend is the increased months of inventory which more than doubled over last year.
