"As the US continues to search for energy alternatives, properties improved with solar PV (photovoltaic) are becoming more common, creating demand for appraisers trained in properly valuing solar PV. Encountering a solar photovoltaic (PV) system could present a valuation problem that you may not be prepared to solve and the likelihood that you will encounter solar PV in your practice is increasing. This hands-on course introduces you to solar terminology, and through real-life examples and case studies, on both residential and commercial properties, shows you how to solve solar-related valuation problems. This 2 Day Course will focus on solar PV most commonly encountered in commercial and residential appraisal/consulting assignments. It will not focus on utility-scale solar (solar farms), solar thermal, or other forms of on-site renewable energy generation. "

Leased solar panels do not currently offer value to the sale of a home.  These are treated as personal property, much like a security system.  So, if you are thinking of leasing vs. owning solar panels, be aware that no value is currently offered for leased solar panels in Arizona.  2 Day Solar Course for Appraisers.

Susan Haughton - I'm sure you don't see much solar with your cloudy skies.  The ROI wouldn't be that great in your area.  I've heard from Solar City that average increase in value for homes with solar panels is $17,000.  And that does not include leased solar panels as those are treated as personal property.  Thanks for commenting!

Ted Glover - Having formerly lived in Alabama, I can bet that solar panels aren't that common.  Here in the "sunshine state of Arizona" they are much more common. I'm betting that there are other green features that are important in your area.  Higher humidity levels might produce a need for indoor air quality by reducing humidity.  I remember installing an attic fan in my upstairs addition to combat heat in the attic and to help eliminate the humidity.

Jan, I think there should be classes for REALTORS too, as we are seeing more and more of them here too.    Interesting to see no value given.   There is a monthly fee the new buyer will need ot pay if the seller has not paid for the entire amount.

Joan Cox  - Yes, sad but true. I've been teaching realtors for 3 years on this topic.   Owned solar panels do have value.   If you're sellling a home with leased panels, make sure to disclose that buyers have to qualify for the lease and make the purchase contingent on the approval. Leased panels aren't transfered until after the sale closes and the leasing company sees the Deed recorded in the new buyer's name.  Lots of particulars!

Jan Green I closed a home earlier this year that had Solar City panels leased, and found out a few days before closing the buyer had to qualify for the lease amount.  Good thing there was room, or could have killed the transaction!

Joan Cox - yup - thiat's the typical answer I get.  There are a lot of unknowns out there in selling homes iwth solar panels, owned and leased!   Glad your sale went through!

I received a notice from the Arizona Chapter of the USGBC September 18th and then sent it on to the over 1,100 Arizona appraisers on my email list. Will do that again later this week. Last week of October and first two weeks of November are very active weeks of appraiser education in Arizona.
