Why you shouldn't wait to list your home for sale

In the past couple of years, in the metro Atlanta area, we have had a strong market.   Many sellers getting back into the market were more than pleasantly surprised at the amount of equity that they were able to walk away with from the closing table.   Foreclosures and short sales are considerably down so the competition there is almost a non-issue at this point.    I believe that all of my sellers have managed to accomplish exactly what they hoped to whether it be downsizing, moving up or making a lateral move to a different area.  

We still need inventory.   It has been better at varying times this year and in certain areas, the inventory levels have returned to "normal".   But, for the most part, buyers still need to see more options before they will come back in as strongly as we would need to continue producing healthy real estate market stats.   Waiting is not going to make you more money.    In fact, it could very well cost you considerably.   We cannot predict what the future holds.   Rates go up.   Prices could level or decline in your area due to factors having nothing to do with your home.  Schools play a role.   Demand always plays a role and world events can affect all of us.   All the while, you wait for the perfect moment to list your home.   Maybe you are holding back because you prefer new construction and there isn't enough out there to choose from.   Prices continue to go up, especially in new construction.   Earlier this year, while working with various buyers on new construction contracts, I was witness to several price increases by as much as $15,000 because they were selling as fast as they could build.   Those times come and go quickly, depending on the area.   Now I am receiving offers from production builder agents offering higher commission, bonuses and great buyer incentives - they jumped in too big and now they need inventory to move sooner than later.
