Who are you? There is a new trend where online Real Estate sites "sell" the space next to a listing to 3 or so agents whose names appear, which may seem like they are the listing agent. Consumers are asked to click on them fo More information. The problem starts when consumers think they are contacting the listing agent and they in fact are not.

 

Not too long ago a Buyer showed up at one of my listings with an agent. It was assisted showings because if an alarm, pets and seller safety. When I introduced myself as the listing agent and that I would be letting them in, the buyer had a breakdown against the agent they contacted online whose name appeared next to my listing who never disclosed who they represented.

 

Without Listing Agents there would be no listings on these sites. To slap the listing agent wanting them to pay to get the leads on their listings is absurd. Until listing agents opt out of providing their listings or buyers learn they are using a trick to get them to click on agents paying instead of earning their business. There may not be a change. Just more confusion.

So What is a Buyer to do? Having your own Buyer agent is the best way to be assured you are being taken care of.

 

Many buyers do want to ask the listing agent questions directly, simply make sure they are indeed the listing agent.

 

The hard truth is that Buying a home can go as good as the agent you hire. Ask them up front what they may charge and what they will do for you.

 

If you are Buying or Selling a home, you need an agent who will work with you, look out for you and guide you through each step of the Buying and Selling process. Buyers and Sellers should know that they have a choice of agents. Use your choice to hire the BEST agent in your area, and know that bigger is not better.

2. CHOOSE THE RIGHT AGENT: As a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. a. Ask for a Full time agent whose sole job is to sell homes. b. Ask for a Full service agent who will guide you through each step of the selling process. Discount brokers often equal discount services. c. Ask for a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need. d. Ask for a well experienced Listing Agent can give you the advantages you need when selling your home. Not all agents are created equal. Choose only the best.  

 3. HOME BUYERS SHOULD START BY:  Getting a FREE PRE-QUALIFICATION with a local and trusted lender. They will look at your credit and financial picture and let you know what type of mortgage you may qualify for and what your interest rate and monthly payment may be.   

4. HOME SELLERS SHOULD START BYGetting a FREE MARKET ANALYSIS. Learn what your property is worth in today's market along with how ling it may take to sell. Good morning Scott.  Nothing ticks me off more than seeing another Agents mug next to one of my listings.  Yeah I know they're paying $ for it but it still gets to me.  

We didn't get any rain in the Albuquerque area but down South they are dealing with a lot of flooding and have had rain all week. We could use a good soaking in the ABQ area.

John to me it doesnt matter if they oaid for it, it simply is not right and causes mass confusion. One site puts names there is a random fasion while others it is who pays the most. The consumer suffers in all cases.

Roger both of those and a punishment to the listing agent who dont want to poay up to get leads on their own listings.  The problem is it is exposure for the seller, so not letting one;s listings on a site could limit the exposure

I have seen this happen too Scott. It is really a drag for that agent. I always question a client a little when I get a call and try and figure out where they found me.

Scott: We feel the same way. Fortunately, there are ways around some of this; just opt out the syndication of your listings, then select what web sites to post your ads. It takes more time, but your will not lose control and the consumer will not be misled.

These agents that pay for listings...don't know the house, some don't know the neighborhood and buyers are not getting the best representation!

Hi Scott - It's also the same with IDX websites, unless you look closely for the not-very-obvious fine print. Whenever we gat a call about a listing that isn't ours, we make sure the caller understands that.
