I've talked about the importance of this before and I just don't understand why some listing agents don't bring a net sheet. Not only do I take one on the listing appointment, but I update it with a new offer and then again after we have the home inspection report/request for repairs. A true disservice not to bring one to a seller.

Good morning Jeff. Great post that you shared with us. The numbers are so important, but unfortunately I don't hear about this being a common practice and there are often surprises and cause many issues for all those involved.

Jeff I always appreciate hearing stories about agents that "did the right thing."  For an industry that is plagued by those that DON'T do the right thing, we are often thought of as lower than a used car salesman.
