Most Important Home Staging Tip for Kitchens

When you put your Montgomery county PA home on the market, you want to make sure it's looking the best it can. I always show my clients ways to improve how their home looks with simple suggestions like adding a piece of furniture or rearranging the current layout. Kitchens tend to be the heart of the home. It's undoubtedly where people gather every time company comes over. And it's certainly a big deciding factor for buyers when it comes time to put in an offer. The most important home staging tip for kitchens I can provide is if you have the space, make it an eat in kitchen.

I've seen quite a few home owners that aren't utilizing seating space in their kitchens. Whether it's not fitting in an actual table or not placing bar stools at the counter, you wind up limiting the use of the kitchen. Buyers today want some type of seating in the kitchen for when they host parties or for causal breakfasts with kids in the mornings.

Just because your kitchen can't fit a regular sized table doesn't mean you can't fit any seating. Depending on the space, a small round or square table with 2 to 3 chairs will provide the ability to have seating during dinner or a place to do home work while mom & dad prepare dinner.

Tables also don't have to be open on all sides. Placing your kitchen table against a wall can allow you to fit a larger size table without obstructing the flow from room to room.  In this picture below, that table that was placed in the living room fits perfectly in the kitchen against the left wall once that china hutch (on the far left) is removed and placed on a another wall. Without having a kitchen table there, it's too much unused, awkward space. Most Important Home Staging Tip for Kitchens

There are other issues in this kitchen that I won't get into for this blog, but the most important home staging tip for kitchens applies here. If you have the space, make it an eat in kitchen.

We use a drop leaf table that works in lots of places that would look like there is not space for  an eat in kitchen

Suzanne: Good post and I agree; it is so important to illustrate easy flow in the kitchen area, even if not in the 'Golden Triangle; of workspace activity.

Yes, if it's a house, most want the ability to eat in the kitchen.  (apartments are different).

I love an eat in kitchen...cook it, and eat it right there!  Convenience!  The entertaining aspect is important, too.

Suzanne, great advice and one of the first things most buyers look for when previewing homes. Formal dining rooms are hardly used, eating space in the kitchen can make or brake some of the deals.

SUzanne, I love reading your tips and this one was definitely right on, I bought my current house because of the way the eating area was located by a window and sliding glass door.

I've created eat in kitchens in many stagings when people had the room, but no table.  Good advice to add value.

Suzanne, the kitchen could definitely be a dealbreaker for buyers, and you're so right - everyone wants an eat-in kitchen, even if it's not on eat-in on paper. That space is perfect for a table. Smart staging tip!

Sally & David, those are perfect for tight spaces.

John, I still have people who don't get it either. But after sitting on the market for months, the light bulb finally goes off. I could have sworn I was following you too! Something had to have happened with all the updates.

Thanks Sandy & Norm!

Roger, this home definitely needed some help. I don't have the best after picture so I just had to narrate my suggestions.

Agreed Debbie, apartments are usually a smaller space.

Me too John! No long "commute" to the living room coffee table :)

Beth, formal dining rooms are just another space that looks great, but isn't practical. Sure they come in handy during the holidays or for parties, but most people don't use them on a regular basis.

Thanks Sybil. I love to look out at the patio in my kitchen.

Sharon, sometimes they just need a creative mind to help them see the potential.

Thanks Suzanne! :)
