If you’re trying to sell your home and are working with a real estate agent, he or she has probably suggested that you de-clutter your home and do some modest staging. Your agent may have even suggested making some repairs and updating some fixtures to make your home more appealing to potential buyers.

If you’re trying to sell your home and are working with a real estate agent, he or she has probably suggested that you de-clutter your home and do some modest staging. Your agent may have even suggested making some repairs and updating some fixtures to make your home more appealing to potential buyers.

Knowing that you are trying to sell and most likely buy a new home, you may not want to invest the money in your current home. You may feel as if you’ll lose money on the house by not making it back in the asking price. But several home valuation websites such as HomeGain believe that making home improvements can bring in more money for your home.

The HomeGain website has a Home Sale Maximizer tool that lists 10 home improvements that can potentially be done for under $2000. This list has the improvements have been known to add the most value to a home.

The top 10 home improvements are listed by the greatest return on investment (ROI):

·       Cleaning and de-cluttering

·       Lightening and brightening

·       Home staging

·       Landscaping

·       Repairing electrical or plumbing

·       Kitchen and bathroom

·       Replace or shampoo carpets

·       Paint interior

·       Repair floors

·       Paint exterior

The Home Sale Maximizer tool works with your local zip code to give you fairly average pricing, increased value estimates and the percentage of ROI for each improvement. The site also uses information from local real estate agents to provide more advice on the best projects to tackle.

These agents absolutely agree that painting the interior of the home, de-cluttering as well as cleaning the carpets are a must to be done before a showing. The top three “money makers” are:

·       Cleaning and de-cluttering: Remove personal items and clutter from all areas of the home; clean all areas both inside and outside of house including polishing woodwork and mirrors and freshen the air by opening windows as well as air fresheners.

·       Home staging: Again removing personal items and de-cluttering to make the home look more generic helps buyers to visualize themselves in the home; add fresh flowers; bring in new modern accent pieces; rearrange the furniture;; play soft music and hang artwork.

·       Lightening and brightening: Clean all windows and skylights if you have them to allow maximum amount of sunlight. Open the windows if appropriate for freshness and brightness; hang new curtains; fix or hang new wall fixtures; remove any clutter blocking the windows that may block out light and make sure all windows are able to be open with ease.

The old expression, “it takes money to make money” has never been truer than in real estate. It just doesn’t hav eto take a lot to get a good return on your investment.
