Fort Myers was founded in 1866 and is considered the gateway to Southwest Florida. The population f the metropolitan area, which includes the city of Cape Coral exceeds 600,000 permanent residents as of the 2010 census. That number has grown over the last few years, especially when the seasonal residents are included. Anecdotal reports suggest the population could exceed 1 million during the season of January to March.

The city offers every amenity one could ask for. There are theaters, arenas, major league spring training for the Boston Red Sox and Minnesota Twins, summer baseball with the Miracle, fishing, boating, dining, hiking and plenty of sightseeing.

The housing ranges from small condos to estate homes. The accompanying chart shows the wide dispersion of sales and offerings as reported by the local MLS. Inventory levels are extremely low and prices have firmed dramatically over the past year.
