Vacant larger home....do you stage all four family/living rooms?

Home staging in Vaughan and Toronto we are called to stage some very large homes which are 7500 sq ft and more.

We are asked by the agent/investor/home owner if it is worth it to stage every room in the home.

Typically we would suggest to stage a minimum of the 5 principal rooms so that buyers can see how they would live in the home for one full day.

In this property we decided to stage 3 of the 4 living/family room areas in addition to the usual 5 principal rooms.

Why? What was the difference in this home?

We wanted to show how this home could service a family in different ways for their day to day needs.

We staged the front living room a little more formal, in a young modern way.

And then we staged the media room in the master bedroom for maxing and relaxing.

Now buyers can see how they would use so many rooms in the house that seemed to serve the same purpose.

I agree with Kathy Streib that potential buyers have no clue what to do with large spaces like in the master bedroom.  You did a beautiful job creating both visual and emotional appeal in this home!

Hi Kathy, it was such a large room! I could have fit more furniture in there however there is only so much budget and we have to be respectful of the sellers budget at all times. The way it is staged now any buyer can see how they would set up the room to enjoy it to the fullest.

Hi Sharon, with four living/family rooms it seemed like the house just went on forever and you couldn't see how you would set it up.  We left the family room in the basement empty except for artwork and some decor accessories on the mantle just to warm up the room a bit.

Thank you Kathy Streib! Much appreicated.  It is definitely an AHA moment for buyers when you show them how to use rooms in a home. The master bedroom had this very large space to be used for the owners personal time. By staging it we showed the buyer how they could set it up and really enjoy living in this home.

HI Gary, staging really helped in this property. It is listed at over  million and there is  a lot of competition for the buyer in this category. We went all out for the client to show buyers how they could live there.

It has been 5 days and there is under contract, Definitely achieved the results the seller and agent were looking for.

This reminds me of a property description I wrote recently for an agent who had listed a multi-million dollar home. She sent me a link to the old, expired listing, and I thought "What a terrible place."

It looked to me like a cold warehouse.

After she had it staged she sent me the new photos - and it could have been a completely different house. Between the staging and the professional photography I could now see why someone would want to live there.

HI Wendy, it is always best to educate your home owners with before and after pictures of properties. Then they actually see what a difference it makes and creates value in the eyes of the buyer.

HI Marie, that's a great example of how  much of a difference that staging can make to a listing. In our area, buyers have very high expectations and it they are not met then they move on rather quickly.

HI Wayne, agreed. Always hire the professional in whatever area you looking to get results in. When FSBO's contact me online saying they can't sell their home and ask if I can help them the first thing I say is ....here are 3 referrals for agents that work in your area, please call them to interview them and then we will stage your home as part of the marketing for the home. The home owner typically pays for the staging and the agent the consultation.

I occasionally get a buyer with a "vision", but mostly they only see what is there.  Staging makes such a significant difference.

HI Tammy, I have heard that only about 2% of the population can envision something. The old saying is still true, a picture is worth a thousand words. The new saying is Staging is always less than the first price reduction because buyers can't see the value.

Hi Patricia, the master bedroom here definitely needed some direction, it had a niche for the TV and a long wall so we showed how a buyer could use it.
