There are lots of Saint Augustine Condos in the the area, but without a doubt a condo at the beach like Island House is about as good as it gets. There are a lot of condos on Anastasia Island. Many are similar in construction and floor plans, but there are some that are truly unique.
The aerial map above shows the Island House Condos - Mary Street to the South. Buidings are arranged in a "horseshoe" shape with 2 ocean front building providing every unit with some view of the ocean.
Island House is one of those unique St. Augustine condos at the beach. The first floor has "flats" - a first floor unit. On the 2nd floor are townhouse style units which have 2 floors. Most of the floor plans for the flat and for the townhouses are similar except the square footage ranges from 1,228 square feet to 1,350 square feet. All units are 2 bedrooms with 2 baths. The townhouses also have a 1/2 bath on the first floor.
This condominium was built in 1975 and has only 60 units. The small size has been a major attraction for many buyers that want to avoid the condos with 100's of units and a huge influx of renters on weekend. It concrete block construction. The association manager lives on site and is a huge asset to this complex. It has had a very low special assessment history, has excellent reserves, and is in great shape. In September 2014, the condo fees were $450 a month. That pays for the master insurance policy, water & sewer, termite bond and pest maintenance, basic cable TV, management, maintenance of the pool and common areas, and the reserve funds.
Amenities include the swimming pool, tennis court, shuffleboard, the clubhouse, and the boardwalk to the beach. Parking is unassigned and there are plenty of quest spots. The best amenity of course is the white "sugar sand" beaches of Anastasia Island. Mary Street which is the street to enter Island House is also a beach access road for vehicles.
The condominium is about a 15 minute drive to the Old City (Saint Augustine) and 5 minutes to a couple of grocery stores and other shopping and plenty of restaurants along the way!
Many owners use their unit for their own family and rent the unit out the rest of the year. January through March is the 2nd busiest season with units renting by the month to folks looking to escape the cold northern climates in the winter.
Summer is the busy season with units renting by the week. An owner can gross enough rental income to pay the condo fees for the year, the property tax, and maybe have a little left over even while having a getaway place of their own!
One unit that is currently available for purchase (September 2014) is unit D-222. That is a 2nd floor 1,350 townhouse. It was remodeled after it was purchased in 2008 and completely remodeled. New kitchen cabinets and counter-tops, upgraded appliances, new counters, sinks and vanities, in the baths, ceramic tile on the first floor, hurricane code sliding glass doors, and more.
The living room and each bedroom have covered balconies. D-222 looks due east and has great ocean views from both floors.
