Real Estate folklore claims that the best time to Buy and Sell is during the spring and summer months. Sometimes that is true...and other times its is certainly not. As I tell our clients, folks need to buy and sell all year long in the Lehigh Valley because let's face it, Life Happens.

If you are sitting on the fence about whether to keep your home on the Market this upcoming Season, or if you think you may not be able to find that dream home in the fall in the Lehigh Valley or Bucks County areas, then let me tell you five great reasons why to "keep on, keeping on."

No. 1

Lower Dream Home Competition

During the Spring and Summer months the market gets flooded with homes - some people are serious sellers and buyers and other are "just testing the market". With an increase in competition, as a Buyer or a Seller, you may not get the price you want or worse you may loose out on your dream homes because you your existing home didn't sell. As a seller, keeping your home on the market will give you a higher chance in selling it before spring, which will give you great position to buy without a Sale and Settlement Contingency. For Buyers, there are not as many Buyers looking in the winter if they are not serious. You will be able to benefit from less Buyers and motivated Sellers.

Uber Motivation

With all the kids back to school, Halloween costumes being made and plan tickets for the Winter Holiday being purchased, there are less Buyers and Sellers on the market which means anyone that is actively looking or selling is uber motivated. This means Deals Can Happen People! Stay with it and watch the magic happen.

It is really all about Lights, Camera, Action during the Holiday Season. In my family, it starts the first day of fall and lasts until Mid-January. Every week there is baking, cooking and decorating. I know my house looks the best, inside and out, during this time. So as a Seller, why not showcase your home at it's peak prime?
