Should I list my home now? Should I wait until Spring?  Is now a good time to list my home? - These are questions I hear often this time of year.  The answer does depend on what the sellers situation and motivation is.

If your in a situation where you really need to sell your home because of a life change, and it makes sense to sell now and move forward, then go ahead and sell your home. There are buyers out there looking now even as the weather is starting to change in Minnesota.

Also if you're someone who is looking to "upgrade" or "move up" to a home that fits your situation better then now can be a great time to move.  The reason is there typically is a lot of left over inventory in the fall.  Thus, some of the sellers are more motivated to give a good price, making it likely that you will make out better financially selling your home now and moving up now.

On the other hand if you are just testing the market, and want an above market price for the home, then it does not pay to sell.  Really any time of year it does not pay to try to sell your home unless your pricing it where it should be on the market.  Trying the market at a higher price never seems to work out.
