Mountlake Terrace Homes for Sale and Sold, Quarterly Report for Summer of 2014

Hello and Welcome to the Quarterly edition of Real Estate Sales in Mountlake Terrace covering everything that happened in the residential markets. We will quickly look at homes that have sold in Mountlake Terrace over the summer, pending sales and also real estate that is for sale in Mountlake Terrace. We have had a pretty solid summer for real estate sales in Mountlake Terrace with 68 recorded sales in June, July, August and the month September up until the first day of Fall.

This is in no small part due the economy as a whole, low interest rates, a steady job market, rising costs of real estate in markets close and surrounding solid and one more major reason. I beleive the key factor in the real estate market in Mountlake Terrace seeing quite the demand over the summer is the influx of new buildings going up in the area.

The Numbers Month to Month and Year to Year for Mountlake Terrace, WA

The median sales price forHomes sold in Mountlake Terrace, WA$318,480. Compared to these same months last year in 2013 the median sales price was $279,950. This is an increase of 13.8% in one year during the same months.

These figures are based on 68 sales as reported through the NWMLS this year compared with 77 sales last year for the same time frame.

Though I am thinking that there may be a few more closed sales, with happy new Mountlake Terrace residents, during the last few days of September to make those two numbers pretty close to even. As of today there are 18 pending sales in Mountlake Terrace, WA again according to the NWMLS data.
