It's no secret that our current real estate market in Newnan is fast and furious....even now, during the "slow" months, properly priced homes are selling at record pace. Now...given this information, it's important that Buyer agents are diligent in representing their client's interest to the fullest.

 

Here's the scenario....

 

I have an absolutely HAUTE short sale listing in a VERY fast paced market that recently came back on the market. As expected, we've had a FLURRY of activity and it wasn't long before a full-priced offer was submitted. Prior to sending the offer, I emailed the buyer's agent with offer instructions and expressly advised of all documents that would be needed in order for my Seller to consider. Not only, does she submit an incomplete offer, there was NOTHING attached to the offer that could tell us just how the buyer intended to pay for the property.....NOTHING, NADA, ZILCH!!! I kindly emailed her back to let her know that we were missing  A LOT and that these items were needed for offer consideration.

 

In the interim......

 

The property continues to show, and....VOILA...two more offers come rolling in!!! Now, this agent has involved their buyer in a multiple offer situation that could have easily been avoided!

 

The point?????

 

BE READY!!! If you're working in a fast paced market, make sure that your buyer is fully capable to write an offer on a property at a moment's notice! Last, but definitely not least, make sure that YOU follow proper instructions to ensure that your buyer is represented competently and efficiently.

I would agree that incomplete offers should be avoided, whether it's the agent or the buyer getting all their ducks in a row. Good luck on getting the sale, and good to hear your market is moving.

I agree! I told my Seller that he should consider the offer only when all aspects of the offer package had been completed. It's a HUGE time waster! Thanks!
