Well it has been a while since I have written a blog post. My plan is to improve so that I can provide new information as it comes up.
For home buyers ready to start looking for a new home, we are finding lender guidelines are becoming more strict and home sellers less willing to contribute closing cost due to the current market. It is more important than ever to be ready to make an offer when you find the right home and to be prepared to cover all or most of your costs.
We still have many buyers that will call to begin looking before visiting with a mortgage lender. Our objective is to set you up for success and so it is really important that the first step is taken prior to going out to look for a new home.
When home buyers start looking prior to obtaining a mortgage pre approval, in the current market they are not in some cases even getting an opportunity to make an offer because by the time they see the home, speak with a lender and turn in their information and give the loan officer time to review their information, another home buyer has already put in an offer and is a lot of times negotiating with the home seller. So these home buyers never even get a shot at making an offer on a home if they are not pre approved.
The process of getting a preliminary loan pre approval serves many purposes, your success and not missing out on homes, our safety and the level of service we are able to provide to you as our client. By limiting working with only pre approved clients it allows us to serve ready to buy buyers rather than use our time showing folks that cannot purchase a home at all or cannot purchase until a later date.
Looking at homes for sale in July when there is a lease ending in December is a fruitless effort for you as the home buyer. The market is moving so swiftly that if a nice home is listed for sale and it is priced well, chances are that it will be under contract within days of being listed for sale. It will only set you up for disappointment. That is why we urge our buyers that will be ready to purchase in the future to wait until closer to the time they can buy a home to begin looking for a new home.
