Counting my blessings!

We have seen a slight ( and I mean slight!) surge in our buyers.  Some properties are moving at a little bit better pace than we saw last fall.  But overall, we have not seen the offers or contracts we had hoped for our sellers.  It's still pretty stiff out there!  Never would I have believed that any of my listings might not appraise for the low price we accepted.  AND for me that's still the struggle in this market.  It's still a buyer's market but because of the quality of buyers, I'm not sure it makes our job any easier. I'm happy to bring my sellers an offer but I see their concerns.  They want to sell, they were hoping for more and yet they are afraid because of the low down payments, that their property won't appraise for the buyer's loan amount!  Luckily I had a buyer this week who was so excited about the purchase of his first home!  I haven't seen that in a long time.  For the most part it has been truly an effort to get the best deal.  Although I know how important that is, and what an important part of my job that is, it was totally uplifting to see someone feel something about a home, to have sellers who wanted my buyer to love their home.  It reminded me of the good ol days when I felt like I had something to do with making someone happy with such a major decision in their life! It was nice not to work with a deal that had to do with someone's misfortune, bidding and walking away because there was no attachment or feeling about the home.  I'm not sure I really like this foreclosure, short sale scene.  It's tough to see...rough to participate in.  Not sure it's so easy to watch so many buyers eager to jump at all the misfortune that has fallen on so many sellers.  Oh  I get it, I understand what's going on but I'm really glad I have a home to come home to!
