Can you take too many listings?

Hello. I wanted to just kind of vent here about a topic that came up between my sales manager and myself today and the topic was "too many listing"s. I was sat down and told that I need to SLOW DOWN on taking as many listings that I am taking.  I need to slow down taking as many lower priced listings and concentrate on taking more higher dollar listings. Her reasoning was that I am killing myself taking these lower priced listings and I would better be benifitted in targeting higher dollar listing so I will not have to work so hard and they will sell quicker.

To be honest, I was kind of stunned and confused. All I hear at our sales meetings is we need listing and sales and then here I am, the top listing agent in our office, being told to SLOW DOWN. I currently am working an inventory of 31 active listings and yes, some days it is cumbersome to deal with all kind of different sellers and their temperments but listing properties is what I love to do. I feel the more listings, the more longevity I will have in this business. I enjoy meeting people, prospecting, convincing someone that has never met me to talk to me about the single most important object in their life and that is their house. I feel priviliged in being hired by these good people to sell their homes. It is an honor.

So, with that said, I am asking for any feedback on this topic good or bad. What do you guys think? Yes, lower end properties are harder to get to closing due to more inspection problems and stuff but Making some money on these types of properties is better than making no money.

Please let me know how you guys feel, should I slow down or should I keep going as I am keep on taking thiose listings.

Jeff- Whatever floats your boat! In this market you will need 40 to 48 listings to make a living and get through it. So you are not there yet. But as a coach I would tell you to raise your price range of listings. The fastest way to increase income is to move into higher brackets of listings. Katerina

From a personal opinion only- I think it is nearly impossible to property service that many clients in the way they need our service-I think 15 listings is a number I can live with and give my client the attention they deserve- just my opinion

I believe each person is different and if you feel overloaded you can always hire yourself a second pair of hands, if not then keep up the good work.  As far as the price range goes everyone needs representation even those with less money. You are still making good money and you are commendable for giving your service to everyone regardless of price range.

Jeff- I think if you can really service all of those listings, then keep going.  If there is no follow through on your promises or marketing from your listing appointments, then you have too many.  We all know what we can handle.

I would say keep taking them.  If your brokerage doesn't fit your business plan, maybe it's time...

Sorry, I had to say it.  When my former brokerage started to dictate what I could and couldn't do, it was time for me to fly :)

I believe it's all in what you can personally handle. As long as your listing customers are taken care of, and it's not adversely affecting your personal life, there shouldn't be an issue. If the listings are priced right, and marketed effectively, the listings should work themselves out, and be sales in the near future!
