Want to Sell Your Home but Waiting for Spring? Think Again!

Looking to sell your home in the Wexford area, but afraid that the real estate market has died down until the spring time? It happens every year as I meet with buyers and sellers to discuss making a move, Buyers are worried that there won't be enough inventory and sellers are worried that there won't be enough buyers. With the holidays right around the corner who could possibly be looking for a house, right? 

Well, we did a little research for you (your welcome) and found that while home sales do slow down slightly, we think you'll be suprised to find out that our market keeps on trucking, despite any myth-understandings.

 

Lets take a look at 2013: July, August and September, the years busiest months for closings produced 7703 closings*. The 'slow' season that year produced 6,308 closings, only 1395 or (18.1%) fewer transactions, during a time that most people think our Real Estate Market disappears completely. This means that not only does the market still thrive, but there are several reasons why as a seller you should keep your home on the market! 

 

- Less competition. With fewer listings on the market, buyers are forced to compete for the available listings. Just becuase there are less sellers, doesn't mean there are less buyers. 

-By selling now, you may have an opportunity to be a non-contingent buyer during the Spring, when many more houses are on the market for less money! This will allow you to sell high and buy low.

- Buyers have more time to look during the holiday season than they do during a normal work week.

- Your house will show better when it's decorated for the holidays. (Holiday cookies set out make it even better)

-Even though your house will be on the market, you still have the option to restrict showings during the six or seven days around the Holidays.

-January is traditionally the month for employees to begin new jobs. Since transfers cannot wait until Spring to buy, you need to be on the market during the Holidays to capture the market.

-Probably the most important reason: Buyers who are looking during the holidays are typically more serious buyers. As a seller you can show your home less, and to more qualified serious buyers. After all you want quality over quantity right ?

Great blog Matthew. Thanks for doing the research for us. I think a lot of sellers simply can't be bothered with the process of selling a home when there is so much going on during the fall and winter months. But your points about motivated buyers, contingency-free spring home shopping and less inventory to compete against are spot on.
