Buy Or Renting A Home What Makes Sense? 

Below I present points on both sides of the question whether it is better to rent or purchase a home and I leave it to each individual to decide according to their own wants, goals and current financial picture...I choose to own my own home!

Have you noticed that rent rates have been steadily edging up? There's a variety of costs and benefits that are associated with and depend on whether or not you are renting or purchasing, so at a glance a simple comparison of scheduled payments could give the impression that buying versus renting is the best option or vise versa. You should also consider the likely-hood of reducing your income tax liability since mortgage interest could well be deductible along with property taxes, but this only works when you purchase your home.

Nick, In so many cases buyers will pay less to own than they do to rent. It's a mindset. If they think they can't - they generally don't. For some folks it makes sense to rent but for most, if they can get a loan, it makes sense to buy.

As you point out there are many things to consider when deciding if you should rent or enter into home ownership. I prefer home ownership as I like to do the things I want to do to MY home and we plan on staying put for a long time. We also have several rental properties and there are many times I will tell a potential client I think renting is their best option after we discuss their goals.

Nick, it is hard for some to decide what is best for them, but I would say the over whelming majority the right choice is to purchase instead of renting.  A tool which can be used to help come to the right decision of whether to purchase or rent is very valuable.

Nick, The tool you linked to from the New York Times is great! My husband and I own our home and we plan to stay for a long time so home ownership is the only way to go for us. Renting or home owning make great options depending on the individuals needs and eligibility.

Nick T Pappas ...  I think the answer to this lies in "sense" and "cents" both.  Emotion and the desire to own should drive you to consider buying.  Reality will tell you if and when ...

I like how you explain things Nick in a simple language that consumers can understand. Some people think it's too expensive to buy a home because there's home maintenance involved. I find that only becomes a problem when you don't maintain!
