Zillow and The Weatherman More in Common Than You Think

I recently read a blog post by Linda Davis in Ledyard Connecticut on her blog Simply Ledyard which is foucsed on the Eastern Connecticut real estate market. The particular blog post that inspired me was about her actual market values in Ledyard Connecticut versus what Zillow Zestimates thought the homes were worth. I want to make sure that you all have a chance to check it out. The blog post was titled
"Ledyard Real Estate Zestimates for August 2014"
I was inspired to do some of my own research about Walpole Mass. Walpole is about 20 minutes south of Boston proper. There are about 350 sales per year in Walpole. I have been really watching the market quite actively in Wapole and finding that it's very active. In September, there were 29 closed sales. That is about a sale a day. Not too bad.
After reading Linda's post, I did a quick study on what Zillow had to say about Walpole Massachusetts homes for sale with their zestimates.
I wrote a blog post about the values by the Town of Walpole Assessors, Zillow and also the actual list prices and sales prices for homes sold by Realtors in Walpole Mass.
The commonality I found was that Realtors were way more accurate than the town assessors database and also the Zillow Zestimate. You can ready my blog post @
