Pasadena CA | Upper Hastings Ranch Homes for Sale And Market Update
This is a recap of Upper Hastings Ranch homes for sale along with those in escrow and sold for the first nine months of 2014. Statistical information in this report has been gathered from our local multiple listing service(mls) as of October 9, 2014.
Upper Hastings Ranch is one of three neighborhoods in the upper northeast area of Pasadena zip code 91107 at border of Sierra Madre and Arcadia. The others are Lower Hastings Ranch and Hastings Heights. This report showcases the Upper Hastings Ranch (UHR) and for purposes here covers the area north of Sierra Madre Boulevard, the eastern border is Michillinda Avenue south of the Hastings Heights neighborhood and east of Eaton Canyon Golf Course.
The neighborhood was generally built in the early to mid-1950s as well as some that were built in the 1970s. Typically, Pasadena is not known for its large scale single family developments.
With more than 1000 single family homes in the neighborhood, there is a long history and amazingly still a number of residents who are original owners. Most homes are single story.
Convenience is a hallmark of Upper Hastings Ranch. It offers easy access to shopping, dining, entertainment and recreation.
Transportation via the Foothill(210)Freeway or the Gold Line light rail(station at Sierra Madre Villa) is also nearby.
There are currently three Upper Hastings Ranch homes for sale. One is a newly listed short sale with approximately 1545 square feet priced at an unbelievable list price of $585,000 (subject to bank approval and showings are allowed only after seller approves of offer). The other is a home on Medford Road that has been expanded to approximately 2021 square feet priced at $785,000. A third home located on Cartwright Avenue is listed for $880,000. There are an additional four properties in escrow. For the first three quarters of 2014, there have been 21 mls-reported transactions ranging from $596,000 to $1,000,000 with an average sales price of $800,038(median sales price $800,000). They have sold at an average sale to list price of 99.43% and average price per square foot of $439.61.
During the same January through September time period in 2013, there were 20 sales. The mls-reported transactions ranged from $520,000 to $1,254,000 with an average sales price of $776,414(median $731,750). They sold at an average 101.88% of last list price and for $428.19 per square foot.
The majority of the homes in Upper Hastings Ranch are in the Coronet series which were fairly modest at their time of construction in the early 1950s. Over the years, many have been expanded and remodeled. The mix of the homes sold has an impact on prices so more detailed information is necessary to analyze the best possible suggested list price or recommend purchase price for you.
