Don't Get Too Cocky
This week I received a call for a listing appointment. I sold them the house 18 years ago. WOW and they remembered me! How flattering!
My appointment was late in the evening and I was showing the comps and giving the suggested sale price. I was pretty sure the listing was mine...but whoa not so fast. I did not use my two questions with enough strength.
1. Are you a 100% sure you want to sell?
2. Are you 100% sure you want to use me as your agent?
Showing the homes that were on the market, under contract and recently sold, I had printed the agent summaries instead of the customer summaries.
Never was a problem because I like to see which company has sold the comps. Showing this seller the comps, she recognized one of the agents as her friend but did not remember she was a real estate agent.
This "shoo-in" listing told me she would get back to me.
(Yes we all know what that means.)
Yesterday I received a text thanking me for my time and letting me know she would be using her friend.
"She is a wonderful agent. Wishing you only the best."
This is a home that will not have my "TOO LATE" sign.
