This week I received a call for a listing appointment.  I sold them the house 18 years ago. WOW and they remembered me! How flattering!

My appointment was late in the evening and I was showing the comps and giving the suggested sale price. I was pretty sure the listing was mine...but whoa not so fast. I did not use my two questions with enough strength.

1. Are you a 100% sure you want to sell?

2. Are you 100% sure you want to use me as your agent?

 

Showing the homes that were on the market, under contract and recently sold, I had printed the agent summaries instead of the customer summaries.

Never was a problem because I like to see which company has sold the comps. Showing this seller the comps, she recognized one of the agents as her friend but did not remember she was a real estate agent.

 

 

 

 This "shoo-in" listing told me she would get back to me.

(Yes we all know what that means.)

Yesterday I received a text thanking me for my time and letting me know she would be using her friend.

My response:

"She is a wonderful agent. Wishing you only the best." 

 

This is a home that will not have my "TOO LATE" sign.

Ahh man that is not good. I do not print off the agent copy of the data sheet to bring with me. Working with a friend can be a great ideal.

Joe Pryor Never take anything for granted. It was late, I had a settlement that day and then needed to wait for a hot shot for a dead battery. I was late for the appointment and was a bit too lax.

RATS! I hate it when things like this happen. And it happens to us ALL. It's just that most agents wouldn't dare share it. It's just part of what makes you THE BOMB. You're the real deal. They will likely be sorry they didn't stick with the one that SOLD it the first time!

There was a time in California, when we were so saturated with real estate agents, that it wasn't uncommon for each living human being to have at least 2 or 3 agents as friends, family members or acquaintances.  Your response was very professional, when given the news of the listing going to the other agent. I've been there and done that!

I think this is a situation we all experience when we have been in the business for some time.  It is soo frustrating when this occurs, but we have to move on.

I don't think it was an issue of being, "too cocky" in my opinion.  Sometimes, things just happen that way, and the seller felt she owed her friend the listing, and who knows what the history between them was?  So perhaps, your mistake righted a wrong.  A

Hi Margaret, One of things I learned was, as you say, Don't get too cocky". I spoke to an owner of a potential new listing today ( listing set for mid- November ) and he asked me about my commission. Usually no one does. I told him what it was and he asked  for me to meet him on a date in November (lives out of state and will be here to meet me). He lightly mentioned something in our conversation and I thought perhaps he needed a resource that I was familiar  with and when he confirmed he would appreciate that, I got his e-mail and it was at that point I felt some repore. The other part of the lesson for me was, " Don't get too cocky, do more than is expected". No matter how it turns out,  you know you gave it something extra.

I always find myself analyzing and trying to decide if I should print out the Customer or Agent synopsis, and many times I print both. I too learned never to be " too cocky" or assume I'm getting a listing know matter how well I think I know the sellers.
