Is Your Realtor Packin' Heat? - Richmond VA Real EstateLast week the real estate community mourned the loss of Arkansas Realtor Beverly Carter. Mrs. Carter met a man, posing as a customer, at a vacant house and she never came home. After days of searching her body was found and Arron Lewis was charged with her abduction and murder. 

While we don't know all of the details, we do know that Beverly told her husband of her plans to show a property and gave him the address. That is more than some agents do. She was practicing what she thought to be a safe procedure. Sadly, it didn't really matter.

While many Richmond VA Realtors started to re-evaluate safety policies for their business amongst colleagues, we were hit with our own local tragedy. This past week a man went to a new construction model site, asked to tour the property, and proceeded to sexually assault the female sales consultant. Fortunately the woman wasn't killed and was sent to the hospital with what has been disclosed as non-life threatening injuries. However, I can't imagine the mental and emotional toll this will take.

This attack on "one of our own" has hit close to home, just on the heels of Beverly Carter's murder. Naturally agents are discussing new safety protocols for their businesses, including requiring that all new prospects who want to tour a home meet in the office/public place FIRST, have a pre-qualification letter that can be verified, and allow a copy of the prospects license and car tags to be made. Many offices are implementing policies where agents submit their home tour schedule into the office, make check in calls, and use a buddy system for open houses. Our local Association of Realtors is also hosting several FREE self defense classes for all of its members. These are all wonderful things yet some are taking it a few steps further.

As the discussions continue on social media, the idea of carrying a concealed weapon has been brought up countless times. Of course there are already agents who are carrying a weapon and you would never know it. And, that is the point. It isn't there to scare legitimate clients, it is hidden in the event an agent runs into a "customer" with bad intentions. And, this isn't just exclusive to the real estate industry, there are many people who have a concealed carry permit for their own protection.

Is Your Richmond VA real estate agent packing' heat? It is called "concealed" for a reason, so you likely will never know. The best defense for a Realtor is to recognize red flags BEFORE one puts themselves in an unfavorable situation. The best way for me to defend myself is by "vetting." My questions are not meant to interrogate you into some sort of confession, they are simply there to help make sure I return to MY HOME that evening. So, if you contact a real estate professional, please take a moment and put yourself in their shoes. We meet strange people all the time. Most of the time these strangers become clients who then become friends and, I can tell you with certainty, that is AWESOME! Just this evening I went to a former clients wedding! That's what this business is about, forming lasting relationships and helping you achieve your real estate goals. But, every now and again we will run into an unsavory character who isn't looking for the guidance of an expert Richmond VA Realtor, they are looking for a target. Help us not be a victim and I promise you, we will help YOU find that place to call home, that safe place to fall. 

Weigh In On Your Opinion

I am curious. What is your opinion on a real estate agent carrying a concealed weapon? What about other professions?  There is no right or wrong answer, just how you feel. For those who do carry a weapon, I want to stress how important gun safety is and you best be 110% sure you are going to use it if you are going to pull it. If you don't carry, I want to stress how important it is to continually take self defense classes and to be vigilant in all you do. Agents need to remember it is OKAY to turn down potential business when you feel something isn't right. That paycheck just isn't worth it. It is NOT WORTH IT. And, as a client/customer/consumer please remember we want to be invited to those baby showers and weddings, so help us by accommodating us with what may be little annoying tasks to you, but are life and death decisions for us.

Shannon,  I don't have a concealed weapon permit but I really need to get one.  If I did, I would carry.  You just never know these days.

Belinda - You just never know. And, if you get one don't tell people about it! I really couldn't believe a friend was encouraging agents to tell people on Twitter they were carrying. It is called CONCEALED!

I do have a concealed permit, but I do not typically carry while at work, or ever for that matter. I have had two break ins on listings that were vacant. I had to go check out the properties and lock them back up, in those cases I carried my hand gun. I think it should be the agents right to do so if they wish.

Hi Shannon,

I was in AR when this happened to Beverly! I was so mad! I don't currently carry but my husband does. We do property management, list REO's and show to buyers we don't know. He can't always make it so I text him license plates when I arrive at a property to show someone I don't know.  So yes I think it is perfectly fine to carry a concealed handgun.

The day I have to strap on a gun for business is the day I quit that business.  I take other precautions including, but not limited to, always showing property with a team member.

Shannon, I would never show off that I am carrying. That is just plain stupid in most situations. However, I totally believe that many people who are comfortable with carrying should have their concealed permits and should carry, REALTORS® or not. After what I have been through as a young girl - I learned that the only way ( after being kidnapped more than one time) to protect myself was to be a black belt which I am but also to protect myself with lazer, guns and sprays. I will NEVER allow anything like that to happen to me again or to my daughters or my granddaughters or my sons or their sons. Sometimes people tell me that I am going about this wrong- but we each need to resolve these situations on our own terms. I will never understand why anyone who has NOT walked in my shoes feels they can tell me that I should not have a gun. The only time I was safe was when I did pull out a gun on a molester. That empowered me to never be molested again. 

As for real estate showings- I refused to EVER meet anyone at a vacant property alone even with a concealed weapon. I would not even go to a vacant property even if the person met me at the office. There are people who could care less that you just sent a photo of their drivers license to your husband, friends, broker, etc. If someone wants to harm you- if they are psycho they are not going to care!! They will hurt you anyways. Some of them even want to get caught.

Shannon, I do not carry a gun on my body. However because I am a hunter I often have a long gun in my truck.

Aaron - I agree. It is one's right to carry.

Tracy - In our line of business you can never be too careful.

Norma - I have had a phone stalker for almost 2 years. Fortunately the calls have been further and further in between. I called the local police about 7 times (then I gave up) AND the FBI and, sadly, they say there isn't much they can do for me. I must say this scares me a bit but I continue to run my business with success.

Karen - I really do think some sort of safety class should be mandatory when you get your license and then for CE credits. It is so important.

Nestor & Katerina Gasset - I hate hearing that something like that happened to you. I had a family member take me during a custody dispute but NOTHING like what you have experienced. I am glad you have made the arrangements necessary for you to feel safe! As I mentioned, I won't disclose if I carry or not, but I am very comfortable with a gun as I grew up with them laying around the house.

In my circumstances, I meet the person at the office.  Occasionally, my husband, a broker in my office, accompanies me.  If the day comes, where my husband is unable come along with me, I have a concealed weapons permit, and if intimidated would give serious consideration to carrying or perhaps even canceling, it depends on the situation. Mace is a good alternative.

It's a good idea to be observant and cautious.  Being trained to use a handgun is one option, and some may feel that having a concealed carry permit helps.  How many of us already carry around a can of pepper spray?  Some effective options exist in martial arts for protection without requiring a permit.

Bette - Sounds like you have a well thought out plan in place!

Andrew - Bad guys can cover their eyes and get through pepper spray so I have been told to carry OC spray which is something that is inhaled and will paint the person orange so they could be identified.

Debbie - first of all put all the necessary safeguards in place such as meeting in the office, validation of credentials, and other protocols. 

I have absolutely no problem with a conceals weapons permit as well.

 Shannon, There is one very important thing to remember if you have a gun of any kind. If you point it at someone you better be prepared to pull the trigger. It takes some doing to kill another person and not everyone can do it. Anyone who doubts they can pull the trigger is better off with no gun. If you can't shoot your attacker will probably get the weapon and you will be even worse off.

This is the first crime prevention protocol ever developed for the Realtor community, and not only is it much more convenient for both the Realtor and the client than the procedures being used today, it absolutely works. Experts like myself are totally baffled that the Realtor community continues to resort to failed measures like weapons and fighting techniques for Realtor protection. There have been almost 200 Realtors murdered since 2008 and there is not one instance on record where any Realtor has stopped a criminal attack by using force. These attackers are hardened criminals and some of the most dangerous people in our society. They strike without any warning and instantly render their victim completely helpless, and usually semi-conscious with the first blow. The opportunity for a Realtor, especially a female, to overpower, escape or draw a weapon on these criminals does not exist in the real world when these attacks occur; this is normally the cold reality of this life threatening situation. I am also including this link to a news article where a Realtor testifies about an attack she endured. With the first blow the criminal knocked her across the room and completely out of her shoes.
