Claude, living and working in the Nations Oldest City, St. Augustine sure has its fair share of older homes. Costly to maintain, many buyers are opting for new homes here.

Dee, I agree - I'd love to see more agents include new homes in their showing inventory.  I work hard in promoting our homes to local offices and their agents, they introduce the buyer and let me do all the work!

Joan and Marcia - you are right "almost new" can be a great buy also, the thechnology is almost as good with newer the features that buyers love.  In the St. Augustine area, these homes are usually priced higher than the new ones.  Guess it varies by location.

HI Marjorie, new homes are rare in my area due to there is no land to build on anymore. I love the warranties offered. Especially the Bonded Builder you mentioned in your comment to someone. Never heard of that one.

What we've been seeing here in new homes is smaller sized lots.  So if you're ok with a smaller yard (some like it that way), then it's great.  Most homes built in the last 10 years are pretty efficient.

We have lived in 2 new construction homes twice and several resale homes. They both have their pros and cons. My husband LOVES new while I like the character of an older home. What is wonderful is so many builders are now adding some of that charm back into the homes and they are not always so cookie-cutter anymore.

If you have the money and the eye for new construction it is by far the best choice.  Especially if you are planning to stay put for quite a while.

Jackie, I grew up in your area - South Amityvlle (around the corner from the Horror House) you are right, not much land for new development.  I'm sure what is available is really expensive!

Geoff -  developers are creating smaller lots here too - in order to fit more homes on less real estate.   But in Florida there is a market for low maintenance lifestyles.  By the way, my maiden name is O'Neil.

Shannon, we have many historic homes here in St. Augustine, and they are loaded with charm (termites and drafts too!).  I think there is a market for new homes with the old world charm.

Marjorie -- I WISH we had more new homes in my market. Very little to go around. You have given great reasons to buy new.  Many of our buyers want new, especially the younger buyers, but they have to settle for updated.
