You Have to Spend Money to Make Money in Real Estate..Maybe Not!

We’ve all heard this before, especially in sales, “you have to spend money to make money”. I agree with this 100% but what if you don’t have thousands of dollars to spend..what if you just got your real estate license and don’t know anything about anything and need some direction that doesn’t involve seminars that cost money, webinars that are nothing but little teasers.

I was talking to a new licensee over breakfast couple of days ago who has done absolutely nothing in the past eight months. Eight months?? Are you kidding? No phone calls, no FSBO visits, no webinars, no seminars...nothing...zilch..

Whether you are new to real estate or have been licensed for a while with no activity, first thing you should do is to;

 

-Balance your time: Treat time as if it was your checking account. Know where your time is going. You should allocate at least(at least..minimum..no less) four hours to prospecting. This is minimum..hope I made that clear. Could be knocking on a FSBO door, could be calling expireds, calling your sphere, handing out your business cards etc

-Spend time on ActiveRain: I hope you are a Rainmaker, if not, what are you waiting for? If  you just followed some of the tips from some successful Realtors on ActiveRain, I guarantee you, you will have a listing or a buyer within 30 days. Becoming a Rainmaker is not free but the fee is so minimal that you can’t afford to pass it up.

-Visit new construction: Know your area, know your builders, visit model homes so you could talk about them when it’s appropriate. If you are in sales, chances are you’re not shy. You can start and hold a conversation, if not, work on it. Get in front of the mirror and have a conversation with yourself, then, carry it out in the market place.

-Visit Garage/Yard Sales: If someone is having a garage sale, they might be thinking about moving, if not, they might know someone in the neighborhood who is thinking about moving who could use your services.
You see, you don’t have to have thousands of dollars to make it in this business. Big dreams start small but you must make an effort each and every day and commit your time doing things that would result in leads.
These are just some of the things you can do that really won’t cost you any money but you need to invest time. Do you have time? Look at your calendar and “to do” list. I can not live without my “To-Do” list, could be the age thing but it helps me.
I hope I emphasized the importance of being active on ActiveRain, I hope you will take a note of it and try it. Try it for 90 days and see what it does to your business. Again, this will take an investment of your time and commitment but you can’t afford not to do it unless you want to quit being a Realtor and sell light bulbs or something.
