Does A Big Box Name REALLY Matter?

A recent conversation wtih an agent about her listing receiving televised 'national attention' prompted me to do a little research on my own.  In my humble opinion, our listings receive INTERNATIONAL attention - as most ActiveRain agents' listings do.  We're all over the internet!  That's "international," right?!

Since before 2010, data shows the internet surpassing television viewers and those numbers continue to grow stronger each and every year.  Does a 'national brand' really matter to agents selling homes or attempting to procure buyers?  Does the consumer really care if their home is listed with a national brand?

While I'm truly not 'bashing' any of the national brands, I DO want agents to know that they are soley responsible for their OWN branding--even if they are with a national brokerage.  I see agents all the time who are with 'national brands' who rely far too heavily on their brokerage for marketing their listings. They also rely on their brokerages for buyer leads as well and many of them pay dearly for those leads.  

As a listing agent are you:

  • Creating an individual property site for each listing?
  • Blogging about new listings?  Price reductions?
  • Tweaking your listing information on all of the nationally syndicated sites as it changes?

Yes, your 'national' brokerage is posting your listings on their sites but, where are the buyers finding your listings?  That is something that you, as an individual business owner, need to know!

Similar to this, Freakonomics Radio talked about a study that was done that said that the majority of medical professional use generic drugs because they know that there is no difference between brands for the most part.

It's always all about the agent. The agents who make it all about the brokerage generally don't have anything to tout in the all about the agent category.

Great post! Any agent or broker worth their salt will take ownership of their listings as well as marketing above and beyond what the big name brokerage does to ensure it gets to the right buyers. Taking initiative will yield better results for both agent and the people they represent.
