The #1 secret to a productive Open House is having a Seller that wants to partner with you on having the best possible Open House. 

We had an Open House last Sunday.  When I called the Seller in the morning to confirm they still wanted to have the Open House since the weather forecast was not cooperating, he immediately responded with, "Yes!!"  The Seller said they not only wanted to have the Open House, but the wife was in the middle of making homemade cookies for the Open House.  Two thumbs up to this seller's wife making cookies, a beautiful arrangement of goodies and fresh flowers for the families coming in.

 

The #2 secret to having an amazing Open House is having refreshments in the Kitchen.  Not only is this a positive reflection on the home, but it gives a relaxing and inviting atmosphere to the families coming into the Open House.  They now feel that they are being welcomed to a friend's house.  

 

The #3 secret is having a Seller that listens to you on your advice.   Have a conversation about the seller's favorite features of the home.  The Sellers have lived in the house, they have first hand knowledge about what they really enjoyed with the home.  Sharing some of these favorite features with a potential buyer is a definite bonus since they might not have thought of these features just walking through the house. 

 

The #4 secret is knowing what you can disclose to a potential buyer coming to the Open House.  The home of last Open House didn't have granite counter tops.  The seller informed me that she was willing to include the cost of putting of installing granite into the sale.  I can't legally or ethically make these offers to a potential buyer without the seller's approval.  

 

The #5 secret is simply advertise, advertise, advertise the Open House.  It use to be that I would put an ad in the paper advertising the Open House to go along with the directional signs.  No more!  There are now plenty of internet websites to advertise the Open House.  The obvious best exposure now is to put the Open House on the internet.  Buyers now use the internet 24-7 for finding their dream home. 

 

The #6 secret is to have a partnership with another agent doing an Open House in the same neighborhood at the same time and day that you are holding your Open House.  This is a great way to let the families that come through your Open House know that there is another Open House in the neighborhood to see.  The other Open House is NOT competition since it is a different price and floor plan.  It is a win-win situation for you and the other agent!

Thank you Laura for the insight to a great Open House. It is obvious that having a motivated and participatory seller is key to a successful Open House. Many home owners are hesitant to be present, and in our area many agents often specifically discourage homeowners to participate in the Open House.

Maria, I may have mislead you.  The Sellers left after we arrived for the Open House.  We thanked them for the nice refreshments.  It was a wonderful presentation of the refreshments in the Kitchen.
