Here are the July homes sold in Jacksonville Beach, FL. This report includes all single family homes, and do not include any condominiums.
July 2014
- Homes Sold: 34
- Highest Sold Price: $1,556,150
- Lowest Sold Price: $129,250
- Highest Sold Days On Market: 408
- Lowest Sold Days On Market: 0
- Prices per Square Foot: $103-$398 (high end for ICW frontage)
July 2013
- Homes Sold: 32
- Highest Sold Price: $1,055,000
- Lowest Sold Price: $98,000
- Highest Sold Days On Market: 276
- Lowest Sold Days On Market: 2
- Prices per Square Foot: $107-$385 (high end for ocean views)
So, what we see here is that the low end of the homes available on the market appear to have increased a bit year over year - the figures above equate to a 32% increase, however, that is not apples to apples. These are both single family homes, one (2014) had 792 SF, and sold for $124/SF, the other (2013) had 1110 SF, and sold for $116/SF. This shows an approximate increase in value of 7% year over year.
On the high end, we are comparing ICW to oceanview, and the same might not appeal to the individual buyer. The high end shows 3% increase year over year.
If you are a buyer in today's market, the lower number of homes for sale means you MUST have a pre approval letter to submit with your offer. You should also be prepared to offer close to list price if not at list price (of course, this depends on property condition and location). Some of the lower priced properties are selling for more than list price in our current market.
If you are a seller in today's market, you should be prepared to have your house SHINE for pictures, be 100% prepared for showings the first few days on market, and have your next destination secured to ensure a smooth closing.
