Kathy Streib, as I mention in the post, life experiences allow some to do more than others. Having built a few homes in my lifetime, I am very familiar with the permitting process and all that it entails. This is what allowed me to get their mess cleaned up.

Ed- Well done! That is a fabulous testimonial they wrote up for you! I always check the building department for open permits,, or discrepancies like you found. To bring up to code is another deal, however, if there were no permits pulled. With a house in Redding, the building inspector was going to make the homeowner pull all of the sheet rock and flooring up just to look in order to give a C/O. He was probably the only one anywhere who would do something that awful, but .....
That was due diligence that you did that few real estate agents bother to do. Well done!!!!

Ed, Sounds like you were the only agent to do their homework before going on a listing presentation. Your story explains how you are a full service agent to your clients and know how to get a house sold! If you had not come along there would have been a lot of problems after a buyer was found.
