Question for stagers - quandry with entry - help please!

The wall with see-through fireplace separates the entry from the kitchen and was PUT IN THE WRONG PLACE.  It was suppose to line up with the wall by the hall closet so that there would be room in the kitchen for a breakfast or dining table.  Now, there is this huge entry that feels like an UNUSABLE space, and no area for a dining or breakfast table in the kitchen. 

We are considering putting a larger dining table in the entry area in front of the fireplace (replacing the small table there now).  But what to do with the rest of the space?? Art work?  Contemporary chairs that fit below windows?

Also considered removing the 2 leather chairs in the living area out of the house and putting the small pub table there - so then we would have large dining table in entry room and more casual breakfast table in living area next to kitchen.

Pretty high priced home for Tulsa with views of the 11th hole on golf course. Likely buyer age 40-60, move-up buyer, downsize buyer or relocation buyer.

Hi Lori ... got your message in my inbox :-)   OK this home definitely needs help with furniture placement!  Right now all of the furniture is against the walls and here are my suggestions:

  • In the entry, there should be a larger dining table with 4 chairs, centered on the fireplace and placed under the chandelier.  It's awkward, but that big wall isn't going anywhere so you have to work with it.   If you use a rug under the table, it needs to be much larger than the one there now; a neutral colored rug will enhance the nice wood floors.
  • Put a tree in the corner where that dark basket is.
  • Remove that loveseat ... it doesn't work under those windows. What would work well under those windows is a bench ... you could then place a couple of throw pillows on it.  The bench could have a low back, or just be an upholstered bench like a long ottoman.
  • The art near that's near the dining set needs to be centered on the wall it's on, if you keep it there.
  • Try to tie the colors together that you find in the art above the fireplace, the rug, the throw pillows, and other art.  That will help buyers feel that this is a usable space for entertaining instead of a hodge-podge of castoffs that didn't fit anywhere else.  (just being honest here, you asked for my opinion and I want your listing to look it's very best!!)
  • If keeping the art above that entry fireplace, I would accessorize the mantle differently, using something tall on one side (either a tall narrow plant like an orchid, or a tall pillar candle holder .. again, whatever you place there needs to coordinate with the art, the decor on the dining table, etc.
  • In the living room, that big sectional needs to come away from the wall and be much closer to focus on the TV.  That will give the room purpose and create a usable space for buyers.  You'll want to properly accessorize that big coffee table and can contact me for ideas on that, if you need help.
  • I like your idea of putting the small "dining" set in the right-hand side of the living room, but definitely float it out in the room, instead of placing it near the wall.  One way to show dual usage of a table like that (dining and/or a game table) is to use a tray that has a cards or game theme, place a few colored wine glasses on the tray, and maybe a low plant.  (Don't use that burgundy rug.)  The art on the wall where the 2 chairs are now is hung too high, -- I'd lower it to eye level.
  • The chairs?  Not sure they'll fit because the wide-angle lens is likely distorting the true size of these rooms .... so after you make those other changes, see if there's room for one of the chairs, give it a try.
  • My last suggestion is that the living room is so "blah" with that big TV screen and no  coordinated color palette to enhance this room.  You could change that by adding  a horizontal piece of art above the TV, and then use a color from the art for throw pillows on the big white sectional.  Maybe use something like that art way above the kitchen fireplace?  Not the wine themed one, but the one above that.

Gosh @Maureen Bray did a fabulous job of addressing this Lori!  My only add if any at all to it is if you wanted to used a low buffet/console table on the wall opposite the dining area with a large mirror and lamps that could suggest "entry console" and dining buffet.

Photos scheduled November 6th, so I may check back again. 

Here is the photo of the dining room table we are thinking of using - with some upholstered contemporary chairs. Karen, we were planning to put the buffet where you suggested the entry console.  Let me know if you think these are good/bad choices.

While I love blending styles and it works for many houses, if you do use this set I would pair the table with different chairs than those something transitional  not so "antique". Use more contemporary artwork and decor because you don't want the styles to conflict with the house. CORT Furniture if in your area has some good choices

Lori the contemporary chairs you mentioned would help update this table.  Looks like a dropleaf dining table?  You may want to drop the leaves, if it overwhelms the space.  Can't really tell from the photo how long it is.  Good luck!

Here is an amateur opinion, I would put a dining room table where the leather chairs are against the wall. A table would be close to the kitchen, and it looks like the two can lights could have a center can and supply the light needed for dining. Love the place by the way.
