Real Estate Agent with Alpine Lakes Real Estate, Inc.

What did I learn today? Well, interesting really, I searched through the last 4 years of closed sales in all 44 towns of Grafton County and found out that land is really a good value right now.

The search parameter was 20-100 acres, and found that the average of 46.26 acres sold at $117,307- that is and average of $2,535.82 per acre. The median for 39 acres that sold for $96,000- that is a median price of $ 2,461.54 per acre, and the total average days on the market was 287.21 days and the median for this is 175 days on the market. Interesting?

So whether you are looking for a site to build a home, or to develop for commercial purposes- these are good statistics that can provide insight in to land values in The White Mountains of New Hampshire.

Development Opportunity: Alpine Lakes is offering 6.35 acres, 10 Kancamagus Highway, Route#112, Lincoln, NH, asking price $695,000. MLS# 4351258. Contact Steven Loynd.

The land offered is the largest vacant parcel of land along Route 112 - the Kancamagus Scenic Highway. Runs directly through Lincoln, NH, there is a bike path and a babbling brook on the site. It can be serviced by Town water and sewer and is large enough to accommodate any type of allowable development. The acreage could allow as many as 18 units at the current town density - more if designed as a cluster development. Just a few minutes drive to Loon Mountain and the mountainside community.
