What did I learn today? Well, interesting really, I searched through the last 4 years of closed sales in all 44 towns of Grafton County and found out that land is really a good value right now.
The search parameter was 20-100 acres, and found that the average of 46.26 acres sold at $117,307- that is and average of $2,535.82 per acre. The median for 39 acres that sold for $96,000- that is a median price of $ 2,461.54 per acre, and the total average days on the market was 287.21 days and the median for this is 175 days on the market. Interesting?
So whether you are looking for a site to build a home, or to develop for commercial purposes- these are good statistics that can provide insight in to land values in The White Mountains of New Hampshire.
