Housing Communities in Beaumont, California

Beaumont is a fast growing city. In fact, at one time Beaumont, California was named the fastest growing city in the United States! Because of this and other reasons, there are many choices when choosing a community to buy a home in Beaumont. Below is a quick list of all Beaumont CA communities, including new, older and even communities not technically in Beaumont but still considered a part of the Beaumont community:

Tournament Hills is a newer gated community West of the 10 Freeway. This community is governed by an HOA (Home Owner's Association) and skirts the PGA golf course Tukwet Canyon Golf Course. Tournament Hills is West of the 10 Freeway and is best accessed by the Oak Valley Parkway/Tukwet Canyon Exit.

Another newer community (not gated) West of the 10 Freeway. This community is also governed by an HOA and is on of the largest communities in Beaumont. This community also is intertwined with the PGA golf course Tukwet Canyon and is West of the 10 Freeway from the Cherry Valley Blvd. Exit. Much of Fairway Canyon borders Beaumont's sister city, Calimesa.

Also a newer community but East of the 10 Freeway at the Oak Valley Parkway/Tukwet Canyon Exit. This community borders the PGA Approved Oak Valley Golf Course and is not governed by an HOA. Most of the Oak Valley Greens Community donuts Oak Valley Drive from Oak Valley Parkway.

Seneca Springs is a newer community South of the 10 Freeway at the Highland Springs Exit. This community is mainly located between the main Beaumont shopping complex that includes Home Depot, Walmart, Best Buy, Pet Co. and more, and the Four Seasons 55+ community. Seneca Springs does not have an HOA.

55+ gated and guarded community also on the Oak Valley Golf Course just East of the 10 Freeway. Solera is an HOA community. Solera by Del Webb can be accessed from Oak Valley Parkway and Cherry Valley Blvd.

This newer community is East of the 10 Freeway, and also borders the Oak Valley Golf Course and lies just South of  Cherry Valley Blvd. and Calimesa. Stetson is not governed by an HOA.

The Sundance Community is a large and newer community (some construction is still in progress) that is governed by an HOA and is located North of the 10 Freeway on the Highland Springs Exit. Many residents enjoy the close proximity to shopping and freeway access and the newer built homes of Sundance.

Technically Sun Lakes is in Banning, California, but with it on the border of Banning and Beaumont at Highland Springs Avenue, and accessed mostly from Beaumont, most consider Sun Lakes part of the Beaumont City. Sun Lakes is an older built 55+ senior community and is South of the 10 Freeway at the Highland Springs Exit. This is a gated, security patrolled, HOA community.

Four Seasons is a newer Active 55+ Community and is directly on the other side of Highland Springs from Sun Lakes. Four Seasons is also South of and close to the major shopping of Beaumont. Four Seasons also boasts many homes and is still growing, with construction still commencing deeper into the community. Four Seasons also is a gated community, with security patrol as well.

This community is a fairly new community build with some small builder construction on the outskirts of the community. Most Cougar Ranch homes were built around the year 2000 to 2008 and don't have an HOA. Cougar Ranch is located far East of the 10 Freeway and even East of Beaumont Avenue.

Like Cougar Ranch, Three Rings Ranch is another fairly new community build with some small builder construction on the outskirts of the community. And again, most homes were built around the year 2000 to 2008 and does not have an HOA.

Shadow Creek is located on the West side of the 10 Freeway, in the same proximity as Tournament Hills and Fairway Canyon, and even borders the other communities at some points. Unlike Tournament Hills and Fairway Canyon, though, Shadow Creek is not governed by an HOA.

  • Old Town Communities

This is included because there is a wide array of Old Town communities that mostly reside East of Beaumont Ave and North of 6th Street, but also are in other areas of Beaumont too, many times flanking newer communities. Beaumont was first established in 1912, so of course, there is many different older homes and neighborhoods in the city.

  • Mello Roos

Mello Roos in these communities or a lack thereof vary greatly from community to community, neighborhood to neighborhood, and sometimes even from house to house! This is why in the short community descriptions above, Mello Roos were not addressed.
