Sales remained strong for Larchmont Single Family Home Sales this past month with a total of 18 trades. The sales/list price ratio moved down slightly to 97.8% from 102% in August.
The median price of $1,039,250 is up 16.9% from $889,000 in September 2013 but the price per square foot of $440 is down from $456 in August and $461 in September 2013. Inventory of 62 homes is up 8.8% from August but way down from 81 this time last year.
New listings are still coming on despite the market peaking the months of supply of 3.3 in September is up a little from Agust and somewhat from 4.6 in September 2013. The average days on market of 64 was up substantially from 33 in August and down from 85 last Sptember.
There were no significant changes to the Larchmont condo sector and no sales to report in September.
The Larchmont Coop market saw 4 closings in September, down from 7 last year but the sales/list price ratio moved up to 100.3% from 95.8% in August. The median price was $303,050 and average price per square foot was $307. Inventory is down substantially and new listings are up.
