What your Main Line real estate agent cannot tell you.

 

There are lots of things your Main Line real estate agent cannot tell you. They may surprise you, but there are good reasons why and they can explain this to you. For example, you want to know about school districts?

Sorry, we cannot comment on school districts. First it is highly subjective, what you may consider good, I may not, your child's needs are not average, they are specific, so how can I comment on a school district if it is good or not. I can point you to websites that will help you analyze the local schools and give you contact numbers so you can arrange a tour, but no I cannot comment on schools.

You want to know about crime. Sorry, I am not allowed to comment on that as well. I may be accused of steering you from one area to another because of some bias. Again, I can give you websites to research and phone numbers of the local police stations but you need to do your own research.Again this also can be somewhat subjective. If you are moving from a high crime area you may consider my neighborhood free of crime, whilst someone moving from some country location may consider the area riddled with crime.

Please don't ask me about the racial or cultural make up of a neighborhood. I am not allowed to comment because of Federal Fair Housing Rules. If I were to comment, I can be accused of steering you to a specific area and how do I know what is best for you. I can show you homes that meet your criteria, you must decide on your own if this neighborhood is one where you want to live or not.

Surprisingly, I cannot tell you the exact amount you will pay for a house. It all depends on the sellers motivation, your interest in the property and whether the home matches what you are looking for and how closely. Then also closing costs are only estimates until the Final HUD form is calculated, interest rates can vary till locked, tax escrows will be adjusted by banks, taxes might be altered depending on the time of the year, settling on the exact date for settlement will also change the final numbers as well. There are many variables, and we will give you estimates and these generally are a little higher than what you might end up paying as we prefer you to be pleasantly surprised rather than shocked.

So, when buying a main line home, you will end up not just looking for the house but also doing some local area research as well. I can advise you on many things and I will give you all the help I can, but you will end up making the decisions.

I wonder how many times you had to discuss this with clients. I personally like to give general information on what and why others consider a school or neighborhood more desirable, but try not to recommend specifics based on my own preferences.

Nick and Trudy, yes we as agents have a responsibility to not break Fair Housing, discrimination, or other violations. That is why our buyer's advisory is such an important document to our buyer clients. It provides references on where to obtain information about schools, crime stats, demographics, etc.

Some of that info is easily found, and that's a good thing.  I don't like that agents have to both look out for their clients best interests, AND avoid potential 'steering' problems.  Sometimes a spade is a spade and an agent should be able to point it out when that's the case.  Supplying the info should be allowed.  Using it to influence someone should not be, in my opinion.
